"Close to every where I wanted to go."
Very friendly staff. 15-25 minute walk to every place I wanted to go. 5 minute walk to the Max Train Station. I stayed on the "Inn" side of the hotel, which is across the street from the Suites. Room itself was clean and comfortable. The bathroom was not. Found several hairs in the shower, sink and floor. Also, when I went to unfold the bath mat for the shower, it was still damp. I'd hope they wouldn't reuse a towel from a previous occupant but I didn't use it anyway. This didn't hinder my stay. Would stay here again because I like the neighborhood and the people.

"Perfect 4 day weekend"
Great renovation to an older building in a beautiful historic neighborhood. Close to anything you need on the west side of downtown Portland. Complimentary slippers were sweet touches! Comfy beds, easy parking, and thoughtful design made it a perfect getaway!

"Very clean, but older"
I stayed at their building across the street, which has much easier parking than the main building. It's an updated older motel so the walls are thin, but it's okay for a quick overnight. The floor is laminate, but they provide disposable slippers, so not too bad. Everything was very clean!

"Highly Recommended"
It was a very nice stay. A few issues though. One problem was the bathroom vent kept blowing the shower curtain, which made the water come out of the bathtub. There was also limited storage. The cookies, fruit, coffee, and tea in the lobby was a nice touch. The staff was friendly. Being so close to the restaurants and shops on 23rd Street was great.

"Not what you expect"
Rooms are across the street from the office, all rooms open to outside, no inner hallway. Uncomfortable mattress on bed, Shower only with a low step in, shower curtain flies in during shower, fan is automatic on with a light and is very loud. Minimal table, counter, and nightstand. All tile floors. That said, if you want an economical place near downtown, PSU, and the Rose garden, this can work. Great steakhouse, Ringside, one block away.

"THE BEST 2 BEDROOM AT BUDGET PRICE!"
My friend and I wanted separate bedrooms & kitchen facilities. We couldn't have found a better place in our price range (up to $275 night). We also were right down the street from the best boutique shopping in the city! The city transportation is very good as well as an active UBER system which put all the city has to offer just a short ride away. Park Lane Suites employees are so very friendly and efficient. The bedding was close to being in a Danish Inn. This is not luxurious in every respect but we got more than we paid for and loved it.

"Visit to Portland"
Very outdated , fixed up in a hurry. Walls are not finished painting, favcet had no knob to close the sink drainige, dust hanging from the went. Beds are very uncomforable, if you don't request in advance a main building ,you will be placed in second part of Inn across the street.No fridge, or microvave. Overpriced.

"A hidden gem in Portland - near lots of attraction"
From the outside, the hotel looks like a typical motel. Once you go to check in though, you can definitely see that there is a touch of luxury throughout the place. Rooms were spacious and felt very homey. I wouldn't say they were luxurious, but they felt comfortable. The parking situation is a little more dire...there isn't much parking directly in front of the hotel, but they said there are additional parking lots available. Some of the front desk staff were extremely helpful and friendly, others (well one), I couldn't tell if she was being snarky or if she was just plain mean. Maybe I'm just being oversensitive. It's a long walk from downtown, a short walk to Providence Park (soccer stadium) and a short walk to bars and restaurants. Overall I would recommend this hotel.

"Very high price for dissappointing experience."
Rooms newly refurbished. However, even cheap hotels have better sound-proofing between rooms. Could hear every action of those above us, and there was a lot of action throughout the night. No grab bars in bathroom. Difficult to read because of low lighting in lamps. No light over table, so unable to use that space effectively. Short cord on hair dryer was ridiculous; made it almost impossible to use.

"A Big Letdown"
First of all, our room was across the street from the main hotel. When I booked, I was not aware that there were two different locations. The bathroom floor was not clean, plus the fan was quite loud. It came on automatically with no option to turn it off. There was only a step over into the shower resulting in water overflowing onto the floor. One of the walls had spots painted over with brighter white, instead of taking the time to repaint the whole wall. There was only one small plastic chair in the corner with no convenient place to take off my contacts, as well as no clock on the bedroom table. There was little room to move around. The cookies at the check-in counter were Pepperidge Farm grocery cookies.

"Good little out of the way spot."
Older place, but updated and clean, and the price is right. You can walk to town from here easily if you don't want to take the car. Or, you can walk around the W Burnside/Nob Hill area. Grocery stores and dining are close. Surprisingly it is pretty quiet with very little Burnside traffic noise.

Great option for a cheap night in Portland. It is in a beautiful area, right by the Alphabet District. Several stores and restaurants all within easy walking distance. The room is relatively small but clean and cozy.

The hotel looks a little rough on the outside but you will not be disappointed with your room, the service or the neighborhood. It is located in a nice area for walks whether going to a grocery store or restaurant.

"Inconvenient"
We had a late check in and when we got there, there was absolutely nowhere to park. We drove around the block twice and then finally just parked right in front of the door to the hotel. He said our rooms were down the street around the corner and gave us a parking pass for that lot. Maybe this is how things always are in Portland but I was shocked. When we got to the parking lot it was creepy and I was worried about the security of my vehicle. Plus the rooms faced the outside stairwell instead of an enclosed hallway and it faced the back lot of some building. Not a good view. and the hotel pictures didn't show anything like that. It looked like a much nicer place online. Also, the bedframes are square and wooden and stick out from under the mattress. They're dark and kind of hidden so my friend and I hit our knees/legs/feet on them several times. Definitely not a comfortable room or stay.

The hotel was okay; good location, although a lot further from downtown then we realized; if you go make sure you ask for a room on the second floor; we were on the first floor and heard every step (and there were a lot and it was 6am!) from the people upstairs took;

Extremely friendly and helpful staff--they went above and beyond to help us stow some expensive bikes in a secure location and were all-around very pleasant to deal with. Easy to get to; nice tree-lined neighborhood and our balcony had views to all three big mountains. Would definitely recommend.

"Check Out Downtown"
Stayed in the Inn across the street from main hotel. Nothing fancy but provided exactly what I needed. For the price, the room was fine and the location was Excellent!!! Walking distance to everything I wanted. Check in/out was simple. Staff was pleasant and helpful. Parking included!!!

The room was pleasant and clean. However the walls are thin, I could hear footsteps whenever anyone uses the public stairwell. This is more of a motel because the hotel room door opens to exterior corridor. Think Travelodge.

"Overpriced "luxury" in Nob Hill area of Portland"
to be honest, this place is more of a motor lodge with ikea furniture trying to act like a real hotel. we were not put in the main hotel, we were put in the Inn across the street. The beds for me were terrible. My wife can sleep anywhere. the bathroom had no tub, just a really leak prone shower stall. overall the room felt motel 6 at luxury prices. seriously, this room was not worth nearly $200 a night.

"Walking distance in Uptown Portland"
I was in Portland for 4 days. We stayed at the Inn side, which is across the street from hotel and check in. The nightstand and small dresser were marked with drink stains so I feared the rest of the room was not clean. I checked and bathroom and beds looked clean so I did not request to switch rooms and wiped the counters with my sanitizing travel wipes. I loved that Park Lane offered free parking because all other places charged $35 or more per day. The beds were surprisingly very comfortable and the Inn was within walking distance to Uptown Portland, which ended up being one of my favorite downtown neighborhoods. Although the Inn looked outdated and ice machine was a bit scary to use, the hotel staff made up for the facilities. Because of the location, excellent customer service, and free parking, I would recommend Park Lane to friends.

The room is updated and modern-looking, but you can tell it's still the shell of an old-timey motel. Bed was comfortable. Shower pressure was not great. The room itself is not sound proof -- there was definitely street noise.

"Great for our team"
We did the Hood To Coast relay and part of our team stopped here to rest. The rooms were clean and comfortable and thee location perfect. We had a two bedroom suite with a pull out couch so all six of us could stay together. It worked perfectly. I will also consider bringing my family to this hotel when we victor Portland.

"Functional but... not exactly nice."
I arrived at the hotel after confirming my reservation twice, I didn't need a suite but it seemed that was all they had avail. so a suite it was. Not a horrible room, but the condition of the room resembled a lived in apartment not a suite at a hotel, the walls were banged up, the doors heavily scuffed, door frame in bathroom very rusty none of these things we big issues, but having stayed in many hotels in different locations around the country, I expected more form a suite than just space. the from room curtains were sheer, no privacy and anyone who may have wanted to could have stood there and just looked in my room to see what was going on inside. The TV in the front room didn't work with any of the remotes, (there was one each for all 3 rooms with TVs), also no premium tv, just basic cable stations. the worst thing was waking up in the morning to find ants crawling all over my previous days laundry, yes it's true this hotel gave me ants in my pants! oh well, it was just one night. Probably would not stay here again.

"Overrated"
This place is more like a motor inn than a hotel. The room itself was clean, but oddly spaced. Also, we were literally next to the waste and recycling. It was right outside our door. Also, it was EXTREMELY overpriced. I'm actually astonished at how much the room was considering what we got.

"Better on the inside"
From the outside this looks like a chinsy motel but the rooms are nice and clean. Beds very comfy. And for the price difference was definitely worth it. It's not far from downtown or other places you want to visit. Public transport in Portland is good.

"On par with a motel"
This is a review for the Inn, which is basically a motel but with more stylish furniture. The walls are very thin, the room and bathroom are tiny. Our room was very clean. In fact, it reeked of bleach. Even with the window open the smell did not go away. Overall it was very pricey for what it is. I wish I had spent a bit more money for a proper hotel. For one night it was just ok.

"A little disappointed"
The hotel is in a great location. We were disappointed that the rooms did not have a refrigerator. The room was nice and cool on a hot day, but rhe beds were a little uncomfortable. For the price of the room, we were disappointed in our stay.

"Good value within walking distance of the action"
We stayed here during a long weekend trip. It is an easy walk to Washington Park and the Pearl. The "Inn" part is accross the street from the main office and building where there is coffee, flavored water, and fruit available. They've done a nice job updating the decore. It is simple and modern. There is in-room coffee, but no fridge or bathtub. It is a very good value. We would stay here again.

"Would come back"
PROs: Great location, steep but do-able access to public transportation and good restaurants, comfortable furniture and size of suite, good soundproofing in suite, comprehensive little kitchen area with table, rangetop, microwave, coffee maker, dishwasher, full fridge, dishes, no condiments. Lots of space betw bedroom & living room. Self serve laundry machines in basement. Had 1 bdrm suite above lobby - was quiet. Felt like we had our own little apartment in the city. Stayed 3 nights but could do extensive stay here. CONs: Upholstery needs deep cleaning, maid service wasn't thorough, Needs a second chair in living room, parking tight.

"Cheap for the area, great staff and location"
We needed a hotel for one night as we were coming to watch a soccer game, and with two small kids we wanted something close. Other hotels in the area were "boutique" or rather grand and were $400+ a night! The Park Lane is clean and just a couple of blocks from the stadium.
