"Right in the heart of Union Square"
It was a spur of the moment decision to stay in the city and we could not have picked a better place. Walking distance to anything you want to see in Union Square. Had a great time and this is a beautiful property!Genuine Hotels.com guest review
"Villa Florence in San Francisco."
Location is great, right in down town SF. The hotel wanted us to pay extra for "oversized" car which was silly because we found a parking ramp close to the hotel for much better price. It seems like the hotel has not been renovated for a very long time: there are layers upon layers of pain in the interior of the room, peels and cracks in the paint. […] Perhaps they are trying to make it look like an old villa in Florence with this rustic look but instead it just looks outdated. The bathroom has been renovated recently, it has a new sink and tub and new fixtures. The most unappealing was the hotel's carpet: it is so dated! The room and the bathroom were very small in size but the beds were comfortable. Read moreGenuine Hotels.com guest review
Position is excellent. Service ok. But hotel very old needs an date desperately very old smell No view all of my windows look over old airconditions and other windows. Shouldn't be rated 4+ stars I would rate it 3 &that's generous.Genuine Hotels.com guest review
"Excellent Location, and all amenities"
Very nice stay. Alot of construction. Our window faced it. Workers quiet as possible, but noise in early AM was loud. Turned on TV to distract. Worked reasonably well.Genuine Hotels.com guest review
"Awesome stay, Strategically located but..."
If you are a light sleeper, don't take the street facing rooms. And if you are a bit claustrophobic, the inner facing rooms won't do either, they face a wall and therefore there's not much sunlight in those rooms, making the rooms feel even smaller. We were sent to one of those inner 'quiet' rooms when we arrived and the fridge was noisy.. They transfered […] us right away without any fuss. They only had the street facing ones available which they warned us would be noisy and we didn't mind. We didn't like the fact that there was no view or enough light in the quiet one anyway. But, that being said, they were not kidding, all night long (during the weekend) , there was noise... People shouting, music (some really bad), constant honking (impatient drivers), Not to mention the trash collection at 6 in the morning to top it all or the construction noise currently going on near macy's. Overall we didn't mind the noise since we are all heavy sleepers (or perhaps it was from the long tiring day) . The room was cosy and not big. But that's what you get to be on Powell street where the action is. Oh and bear in mind that the hotel has no parking. Just 2 temporary spots in front of the building for loading/unloading. Or sometime across the street if you are lucky. Otherwise, we had a good stay with a toddler. Read moreGenuine Hotels.com guest review
"Can't beat the location!"
In the heart of Union Square with great service. I was a bit skeptical at the beginning as I learned this Hotel was built in 1908 and in all honesty the carpet all around in the lobby and rooms ( I had to change room the first night due to foul smell) was pretty beat up. The service and attendance of personnel was impeccable though. They responded to […] my call at 2:30 a.m. and showed me three rooms which I selected one for rest of our stay. Everyone was very helpful from the moment we checked in to the second we checked out. Edward (Hector) and Nabi went the extra mile to assure all is perfect with our stay. Still the location of the hotel was quite convenient as you are seconds away from Macy's, Starbucks, a Major Walgreen store and dozens of restaurant. Not to mention Cable car is less than 5 minutes away. I had breakfast and lunch at their restaurant and they matched the service we received at the hotel. Overall a very pleasant and fun package. We will be back! Read moreGenuine Hotels.com guest review
If you are not familiar with San Francisco be aware that this hotel does not have a parking garage, it is in a very busy street. The room was a deluxe room very small comparing to others we've stayed in san francisco and the person who we checked in with was not very friendly or helpful. One of the elevators was not working, so it was an inconvenience […] we had to wait since it was the only elevator for the whole hotel. Read moreGenuine Hotels.com guest review
This was our second stay at this hotel......loved it again! The staff was very friendly, everything was very clean, there is a great restaurant right there adjacent to the hotel lobby.....all in all a great weekend experience. We will make this our San Francisco home away from home in the future. BBGenuine Hotels.com guest review
The rooms look WAY bigger online. After getting to the shack of a room, it was right on the street and super noisy. Nowhere to park so you have to valet your car(which is $50/night + tax + hidden fees;)) Upon arrival, they would not accept cash for a $200 'incidental charge' just in case you damage the room. Oh and even if you DON'T damage the room, […] they charge you anyway. When checking out, I asked for the $200 back because I knew there was no damage to the room. Someone has to check the mini bar 'just in case' in order to get this refund. They had the manager speak to me after inspecting my room for the mini bar, and she accused me of smoking in the room. They charged me a $300 'smoking fee' + tax + hidden fees;) I could not check out unless I paid these fees. Total cost for 2 nights? $1200 + tax PLUS.......hidden fees;) Enjoy! "Okay hotel on busy Powell Street"
The rooms were very musty and stuffy. I ran the window air conditioner all day to try to remedy the smell. I had a room facing Powell Street which is very noisy and between the sounds of the cable cars, horns honking and people talking loud or yelling it was not quiet until about 2am. This is a typical old San Francisco Hotel with a tiny bathroom that […] only holds one person. I will not stay here again. I've stayed in lower rated hotels in SF that were nicer. I've also stayed in hotels in San Francisco that were about the same age but refurbished and more pleasant. Read moreGenuine Hotels.com guest review
"Fantastic little gem"
I feel pretty good about finding this little gem of a hotel right in the action of Union Square. I would definitely stay here again! The rooms are small, like in most major metropolitan areas but extremely clean and the staff was beyond friendly and helpful. Loved it and I wished I could have stayed a few more nights.Genuine Hotels.com guest review
"Definitely worth it overall"
The location is perfect. This hotel is definitely the best overall in it's price range. The room is big enough, and the area is very safe and so close to union square and the Bart station. Also right in front is the cable car station. The only slight drawback is no views but to me that doesn't matter.Genuine Hotels.com guest review
"great little fined"
Hotel is in a great location, very pretty(European feel to it) Staff was very helpful and pleasant.Genuine Expedia guest review
Small rooms but adequate. I believe the funny smell is prob related to a carpet cleaning product. Time to change brandsGenuine Hotels.com guest review
TIny rooms, extremely busy roads, impossible to park, rude staff that has lack of knowledge. You feel ripped off with such an overpriced place. There is absolutely nothing that stands out at this place other than the ridiculous prices.Genuine Expedia guest review
"Not as advertised"
While in an excellent location, it didn't live up to it's cost or reputation. We spent 6 nights in SF in one of the executive suites of this hotel. Staff was impatient and offered little help. Room smelled terrible and was unclean. We asked to change the room and after days of pleading with hotel management, they offered us another room. Moving to it […] proved that there was nothing particularly wrong with our room, but that there was something seriously wrong with the entire hotel. Don't waste your money on this place. For the same spend, or a little more, you can get a room in a real hotel with respectable management like the Westin. Read moreGenuine Expedia guest review
I was participating in a national examination at a nearby hotel. I was happy to find rates here were less than at that location. Incredibly convenient to Union Square and was a great fit for the weekend. Rooms were small, and slightly noisy if window faces the street. All in all I was very happy with my stay. "Disappointed - way too expensive for what you get"
We stayed at the Sir Francis Drake, a similar historic property and then 1 night at this hotel. We had booked a Deluxe room with a queen bed. The first room that they gave us had a window to the light shaft - basically a closet with no windows. Check-in staff was not very nice. We had to extend our stay in San Francisco and moved from Hotel Adagio to this hotel. So glad we did! It's an older hotel but still clean. I felt like there was history in the halls and our room. Great service from the front desk and bell man. Small ac unit in the room but got very cold. Location is great! "Right next to Union Square"
This hotel was nice, our room was a newly renovated room. (Apparently one of the model rooms for an upcoming renovation. 302 was the number ;) we enjoyed being so close to shopping and our Play at the SF Playhouse.Genuine Hotels.com guest review
They add a bogus charge to your room. I had read the hotel reviews beforehand, and I crossed out the charges, but they came anyway. The real problem is hotels[dot]com, which is also ethically challenged. They misrepresented the hotel fees to begin with. Business-Ethics: an oxymoron.Genuine Hotels.com guest review
"Adequate Hotel in Great Location"
The Villa Florence can best be described as adequate. The room we had was spacious but very dated and not as clean as it should have been. The hotel is in a good location in Union Square but if you are looking for an elegant place to stay the Villa Florence is not for you.Genuine Hotels.com guest review

"A Gem in Union Square"
The hotel was so quaint and was in a great location in the middle of Union Square. A little over-priced for a family of three, but the room was wonderful and unique. Loved the little lobby bar and coffee shop, so convenient when you are waiting for others. Didn't try the restaurant that is next door on either side, but looked delightful. "Good hotel, but not great."
The staff, decor, and location were good. But our room looked out at a wall - not a rarity in San Francisco, but would have been nice to be offered another room since they were not full. The main complaint was the bed linens. The blankets were stained and the sheets had circular patches on them which were virtually worn through...perhaps caused by some […] of the laundry equipment, but they should have been noticed by the staff and thrown out at a hotel that costs that much! Also the carpet was worn. Would have felt more luxurious without these things, but the location and room were good enough that we still enjoyed our night in the city. Though I probably won't re-book at Villa Florence next time. Read moreGenuine Hotels.com guest review

I LOVED THIS HOTEL, VERY OLD AND WELL KEPT UP. THE ROOM WAS SMALL BUT VERY SET UP CUTE. AND WITH IT BEING OLD THE HOTEL HAD NO OLD SMELL TO IT. VERY CLEAN AND THE BED WAS VERY COMFORTABLE. WILL LOVE TO STAY HERE AGAIN! WE GOT LUCK AND GOT A GREAT ROOM RATE.Genuine Hotels.com guest review
"Tired hotel; great price"
This former Kimpton hotel is tired, and a complete renovation is about 5 years overdue. All case goods and soft goods are old and dated. However, location is fantastic and price was great. "only one little problem"
Everything is fantastic, especially the valet attention when you pull up with your car. However, the small room size was a drawback since there is no where to lay out your luggage. Also, there were no bedside lamps. A real inconvenience. The proximity to Union Square and the Kuleto restaurant on the bottom floor overshadows the small drawbacks.Genuine Hotels.com guest review
Good location with excellent Italian restaurant on ground floor. Easy access to BART station and restaurants/shopping. However, the room was very noisy on the street side and their were a couple people on the street below between 3 am-7am shouting and keeping everyone awake. We were on the top floor of the hotel, but the sound on the street carried […] up and through the window AC unit. This was unfortunate and probably a rare occurrence. There was a peculiar "off" smell in the bathroom as well. Room was furnished nicely and for the small size was laid out pretty good. Read moreGenuine Expedia guest review

Room was good-sized. Clean. Good shower, comfortable bed, and window a/c was effective. Most rooms have a scenic view of a wall - but it makes it quiet for sleeping. 3/4 lock from Union Square. In mid-July, the street in front was very, very crowded from 8am-11pm. Unloading can be a hassle. "Best mistake I ever made. . ."
I made a last minute booking. I needed two suits for two nights and Villa Florence seemed to offer these at a good rate. This is a great hotel -- Victoria greeted us at the reception and on seeing it was my girlfriends birthday ordered us a birthday cake and as if that was not enough sent a bottle of champagne to the room. We never mentioned anything, […] she just saw the date on her drivers license. The rooms, or the suites, were great -- Have no idea what others had issue with, the rooms and the bathrooms, these were plenty big enough. It reminded me of an Italian hotel in Italy, real depth and history to the building, the furnishings were real and solid, they’d seen some years but that only added to the comfort level as far as I was concerned. If you want a flatpack Ikea room then you might be better suited to a Hilton or a Marriot, but this is the real thing, it’s like the Chateau Marmont in LA, or the what the Gramercy Park Hotel in NYC used to be like. But what makes this hotel stand out is the staff -- It wasn’t just Victoria that was great, they all worked so hard to make our stay enjoyable and seamless, nothing was a problem. Great experience overall and this will be our first choice when we next go to SF. Read moreGenuine Hotels.com guest review
"Nice hotel on Powell at Union Square"
It was very conveniently located, the Cable Car passes right in front. It's in the middle of the hustle of Union Square, a couple of blocks away from the Bart station. The room was nice, even though it over looked the street and it was noisy at times (but we were asked if we wanted a quiet room or one overlooking the street, which we chose).Genuine Expedia guest review
Nice locations, excellent for transport around the city. Air conditioning was somewhat noisy.Genuine Expedia guest review
"Just ok...a little high priced for the experience"
Decor was lovely, the rooms are very small. Recent updates are obvious from the comfy beds to the fresh paint, but the electrical outlets (ALL of them) were loose. It was tough to charge electronics and dry my hair. Bathrooms are very small and don't have curved shower curtain rods, so the curtain sticks to you the whole time you're showering. (Yes, […] things this small gross me out.). The staff was ok, not super friendly, not rude. Lobby and restaurant areas are lovely. Very convenient location, but colleagues stayed a few doors down at a nicer facility for less. Read moreGenuine Hotels.com guest review

"Not bad, but DO NOT DRIVE HERE"
If you bring your car, forget it. Drop off and valet on one of the busiest streets in SF is simply not happening. Either leave your car at JW Marriott (which is what the hotel uses) 3 blocks away or park at Union Square (1/2 block). The hotel is dated, obviously from 80 or more years ago. Small rooms, window aircos, odd configuration, tiny elevators. […] But it is clean, well kept and updated. The price is excellent, and if shopping is your thing, you are right on Union Square and 1 block from cable cars and BART. Read moreGenuine Hotels.com guest review
"Nice location, but not great"
An OK hotel if you're a tourist visiting San Francisco and you didn't drive. We drove from the East Bay for a weekend in the city and parking was a huge headache, as the hotel itself doesn't have a garage. Had to circle the block for an hour or so until there was an open spot to park for the valet, which wasn't exactly cheap, but about average for SF. […] I wish we had just taken BART. Also, the street noise goes on late into the night. Other than that, it's right on Powell street and a short walk to China Town and North Beach. Kind of reminded me of some hotels I stayed at in Florence, so I guess the name is somewhat fitting... Read moreGenuine Expedia guest review
