Wonderful hotel in a great location. Our room was above the kitchen so it was quite noisy in the morning. The bed was an antique and also noisy but overall it was a great stay.

"Great location, but maid service poor."
Lovely boutique, old hotel. Location was superb within walking distance of so many restaurants and sites. Hotel personnel were great with service. However, the maid service needs much improvement. Found leftover food in drawers from previous occupants when we arrived along with clothing. Furniture needed a good dusting, and the wooden floors had not been thoroughly cleaned in a very long time. Maid did not change room on one day after we requested it.

"Delightful."
lovely large room attractively furnished with very comfortable beds, nice bathroom with tub and shower -lots of hot water, good pressure, fluffy white towels. Wonderful breakfast, afternoon wine and cheese. Because it was very cold, we didn't take advantage of the courtyards which are very attractive. Renovations to some rooms were underway with minimal inconvenience to us. Hotel staff went out of their way to give advice and offer assistance. Location on King St near Market (antiques, shopping, City Market, historical district) was superb. Would love to revisit in the spring or fall.

"Great location"
Hotel was undergoing renovation which was understandable and needed. Even though it was located in the historic district, it was still quite worn. There was quite a bit of noise. There were no dining opportunities within the hotel, but lots of choices within walking distance. They did offer a happy hour, but that wasn't something that interests me. I don't think the experience was worth the nightly rate.

"Well kept old hotel in the beautiful historic area"
We booked this hotel on the advice of a friend who visits Charleston frequently. We were very happy with the beauty of staying in such an old hotel. The ceilings were high with big windows looking out over King Street. The beds were comfortable with nice linens and plenty of pillows. They offer wine tastings in the evening and leave sherry out for guests later in the night. They also offer a continental breakfast which you can choose to eat in downstairs in the breakfast room or have delivered to your room. Staff is very friendly.

The staff is friendly and accommodating. The room we stayed in with the dog is near parking lot, a little noisy, but clean. Even was cleaned when we were out and about and dog was left in room, that was unexpected. The breakfast room and meal was not good. We went out to Toast around the corner the second morning. E

"Great spot"
The hotel was downtown just where we wanted to be. We love older buildings and enjoyed noting the architectural detail. We also enjoyed spending the night in a room more like a bedroom at home than a motel on the side of a highway. The staff was very courteous and we had a lovely stay.

"Old shoe elegance at a reasonable price."
The hotel was outstanding in all respects, except that the common areas (entry way, courtyard, breakfast room and hallways) seemed less well cared for than the lovely rooms. Consequently the traveller's first impression is not quite as favorable as the hotel deserves. It seems that such issues as removing the cleaning pails and mops from the alcove where the soft drink machine is located, would cost nothing and produce a better impression.

"Great location but has some shortcomings"
Pros: great location, convenient breakfast, manager's reception was nice, and staff was helpful/courteous. Cons: paper thin walls (bring your earplugs if you want to sleep at night), mattress was dreadful (worn/lumpy), rooms needed painting badly where furniture had rubbed up against it, and the courtyards seemed to have a lot of loud partying going on late at night which was irritating.

"Great Service at a Great Location!"
We stayed in Room 214 and although the air conditioner ran non-stop, the room did not stay cool. In addition, the room was a bit worn and tired, and the bathroom could have been cleaner (e.g., hair on the bathroom floor, etc.). However, I'm sure we will return to this hotel -- but ask for a different room. The service here is marvelous!

"Perfect location, great rooms & service"
Really enjoyed our stay at Kings Courtyard. It's located right in the heart of downtown Charleston, on the main shopping street. A short walk to all major attractions & restaurants. They have a great wine&cheese (free for guests) service every evening, which most guests seemed to take advantage of. The rooms are a bit older (ex. actual keys instead of key cards) but are very charming and well kept. Would definitely stay here again -- very good value.

"BREAKFAST IN BED!!!"
Parking was $12 a night.... and they offer BREAKFAST IN BED!!! It was fabulous! The only problem was all the noise in the halls - you could even hear conversations in other rooms. So it wasn't a sleep in late place, but it was excellent in other respects. Breakfast in bed made it worth it! Next door to Louis Vuitton & Roberto Coin.

"Great location and experience"
King's Courtyard Inn is a great location smack in the middle of the historic area of Charleston, within an easy walk to restaurants, shopping, the Battery, history, architecture, walking tours, etc. Rooms were comfortable and quiet and the complimentary breakfast was prompt and generous. A little rough around the edges (read: colorful,) the mansion was still well-maintained and managed. Had a lovely time here.

"We did not stay at Kings Courtyard"
We picked Kings Courtyard because it was downtown and had pet friendly rooms. However, after visiting the room that they had for us, we determined that since it was on the second floor and the only way up was an open staircase that our dogs could not easily negotiate, we asked if there was an alternative. While they did not have another room for us, they contacted their "sister" B & B, the Rutledge Inn, and they did have a pet friendly first floor room available. The staff a Kings Courtyard was extremely friendly and helpful, setting up the whole exchange to that all we had to do was drive a couple of blocks. The Rutledge was ready for us and check-in was a breeze. We very much appreciated the friendly help from both places.

"Lovely hotel, great location"
We enjoyed our stay at the Kings Courtyard. The room was beautiful, but there were a few tiny problems. The bed was gorgeous, and it was thoughtful for them to provide steps to get into the thing, but in the end, the only way to get into the bed was to backroll like a high jumper. One day our room had not been cleaned by the time we got back (5:00 PM) and they never got the toenail clippings left by some previous occupant.at the edge of the bed in the three days we were there. The breakfast was great, served in a lovely courtyard. Parking was convenient but the spaces are tiny. They have a lovely free wine & snacks happy hour Monday through Friday. We met some thoroughly delightful people there.

"Prime location"
I have been to Charleston on numerous occasions, and this was by far the best location of any place I have stayed. Located right on King, it is a 5 minute walk to the market, the battery, and all the great restaurants. The room was large, clean, and comfortable. The staff could not have been any nicer, from the ladies at check-in to the housekeeping and food service staff. The free breakfast and wine at 5:00 in the quaint courtyard were a great touch. The hotel is very old (it is on the historic register), so you have to be prepared for it not being "perfect." It is a courtyard hotel so you walk around an old wooden balcony above the atrium to get to your room. If I had any complaint it would be that the room could have used some updating - especially the artwork on the walls which was very dated. The room also needed a desk. If you're looking for the perfect launching spot to see Charleston, this is a great choice.

"A King's hideaway in historic Charleston!"
Perfect hotel in the historic district of Charleston. We walked right out our door to King Street with shops and restaurants all over. Hotel is beautiful, preserved very well with ample room space and quaint windows and decor. Little courtyards with open spaces gave it a real European feel. Breakfast was terrific. I would recommend it highly and well worth the price. A+++

"Rekommenderas"
Mysigt hotell i äldre välhållen sydstatsstil, mycket centralt placerat i Charlestons historiska kvarter.

"Super Quaint & Cozy In Perfect Location!"
04/27/16 Naty M
I really loved it here. This was my first time staying at a super historic inn and I feel like it gave me the full Charleston experience. Even though the room itself was historic with the canopy bed and furniture, I was surprised to see how modern the bathroom was, which I loved. Very clean as well. I enjoyed breakfast in bed every morning. It was perfect to just eat something light before heading out to explore. The staff was friendly and very accommodating when I needed to check in 4 hours earlier. I also had a late flight home and they held my luggage as well as friend's luggage who was not even staying at the inn. The three different courtyards were such a great touch to just hang outside and have a cup of coffee. They also had an elevator which was great. Really don't have any complaints and would definitely stay there again!

"Wonderful surprise"
04/26/16 carpentajoseph South Burlington, Vermont
We arrived at Kings Courtyard and was warmly greeted. We were given room 318 and found this nice and quiet overlooking the rear patio. Nice old style hotel room with ten foot ceilings, two queen beds, a large screen TV. and excellent A.C.. The bath was quite new with a five foot walk-in shower and large vanity. Wine and snacks are offered (comp.) in the enclosed courtyard at 5:00 p.m.. We rarely attend these functions but chose this evening. Our fellow travelers were super friendly and we had a wonderful time. We love finding these historic "gems" of hotels that offer more than the standard beige cookie cutter hotel room with robotic employees. The Kings Courtyard Inn employees are exceptional. The Inns location is perfect and we parked our car upon arrival and did not move it until we checked out and drove to the airport. I cannot say enough good things about my stay and highly recommend the Kings Courtyard Inn to anyone visiting Charleston.

This is a charming well located Inn that is part of a small family owned chain in Charleston. Every need was attended to. The rooms are very nicely appointed although our room had permanently shut Windows. Staff was very responsive to every request and was very familiar with restaurants and sites to see I'd highly recommend this small charming hotel.

"First time visitors to Charleston"
04/23/16 ange225 Seattle, Washington
We recently spent 4 nights at the Inn and throughly enjoyed the experience. The staff was helpful with suggestions on activities and restaurants. Our room was quiet, furnished with period furniture and faced King Street giving us a great view of a fabulous antique store across the street. The center courtyards are very charming and a good place to enjoy the nightly wine and snacks. We opted for the continental breakfast to be brought to our room each day.....a nice touch. The parking lot is at the rear of the Inn, making it very convenient and safe. Charleston is a great city and if we are lucky enough to return, we will definitely stay at the Inn.

"Well Located and Nice"
04/21/16 728rebeccak Long Valley, New Jersey
The King's Courtyard Inn is well located in downtown Charleston and is a short walk to most of the major sites of interest and restaurants. While not large, our room was well appointed with period pieces. The four poster bed was quite high (had a step stool on one side), so be aware if you are older. The TV could have been larger given its distance from the bed. The continental breakfast was good and the wine & cheese in the evenings was a nice change from most hotels. We were pleased with our choice.

"Excellent service in a run-down facility."
04/20/16 Oregon007 Phoenix, Arizona
The staff is excellent. Very welcoming and professional. Also, this inn is perfectly located in Charleston. Also, the parking is a non-issue here--which is important in Charleston. However, the good comments there. The entire property looks like it needs a very good cleaning and a coat of paint. The center courtyard walls are covered with moss. Awful!!! The bedroom furniture was marred & worn--not historic--just OLD and beat up. Sheets & pillowcases were threadbare. Mattress pad was worn & too small--uncomfortable to sleep on. Fabric on chairs was stained. Hallway rugs were dirty & worn & cheap. Except for the newly remodeled bath & quality towels, the room was shabby. The breakfast room was so small that, on the 1st morning, we had to wait in line for a table--in the cold & damp courtyard, filled with moss. The dining room is completely inadequate for the # of guests. We just ordered our breakfast in the room from then on. (And the continental breakfast was quite good.)

"Great place for girls' weekend in historic Charleston"
04/18/16 michiganmom73 Milford, MI
I was really impressed with this charming hotel. The location was perfect - we were able to walk everywhere in the historic area - shopping, dining, the Market, the waterfront, Battery, etc. I would describe the decor as quaint. The lobby and outdoor patio/courtyard were comfortable and nicely decorated. The room was adequate for three adults. We had two beds and a rollaway bed. The bathroom was updated with a nice shower. The room was surprisingly quiet for an older building. The continental breakfast was really great. I loved how we could order the night before and they delivered it to our room for no charge. The parking is conveniently located behind the hotel. All of the staff were friendly and helpful with directions and advice on places to eat, etc. The bed was very comfortable. The only downside is there is just one desk for checking in and out. If you are in a hurry to check out, you might be in trouble.

Charlestown was beautiful and you could not beat the location with this hotel. We loved being able to walk King and Market streets and tour the historic neighborhood. We thought the hotel was overpriced for the service and amenities that were offered.
