The outside of the Hotel and the location do promise a perfect stay, not to mention the price. But when we arrived, it was a to the contrary. The first room was dirty and molted. "Didn't meet my expectations"
It was My husbands birthday weekend & we were really excited to visit this resort. According to the pictures on the website I expected a modern beachfront villa that had access to the beach & that's not what I got. Needless to say I was very disappointed. It seems as they were doing some construction on the beach & it was closed off. The crew worked […] 24 hours around the clock the entire two days we stayed there. We didn't get any sleep to say the least, we were woken up at 3am-8 am w/the beeping noise from the construction. Also Upon booking the hotel, I was supposed to receive a bottle of champaign & instead was given a cheap bottle of red wine. I just feel that for the amount of $ I spent, I was very disappointed & would never recommend any of my family, friends or colleagues to this resort. I would request a refund if at all possible! Response by South Seas Island Resort Thank you for staying with us and sharing your experience. I apologize that we did meet your expectations. It is our goal to ensure guests have a great time with us. We'd love to see you and your husband return to enjoy the resort the way you were hoping to. I am available to assist you if you would like to discuss further. The beach nourishment project you speak of is a county controlled project that will replenish and improve the beaches of Captiva. We unfortunately do not have control over the project, and they are working very quickly to minimize its impact on the guests. The good news is that the project is now past the beach, tennis and bayside villa areas, and the project will be done (according to the county) by the first week of November. The beaches of Captiva have long been recognized as one of the best in the country, and this nourishment project will only serve to protect and preserve that reputation for years to come. I also feel it is important to note that we do not have hidden fees. The room charge, resort fee, and taxes are explained at the time of booking, the confirmation email, and upon checkin. Again I thank you for taking the time to share you experience and I hope we will get an opportunity to welcome you back. With warm regards, Anthonia Smith Dir of Guest Services

5th time here -- this place does NOT disappoint. First time staying in the Beach Villas and it was like a totally different vacay (this time just me and my husband, no kids). "Sand, Surf & Sunsets at South Seas"
Read and reread all of the feedback online before I booked. Some posts were a little harsh, others were spot on. We stayed in the Beach Villas (2 bedroom) which were PERFECT for us. Views and location were terrific. Maid service was a blessing. Lots of pools, smaller ones throughout, larger ones with water slides, etc. Tip: Buy food/alcohol/supplies […] at Walmart or Publix before you get to the islands. Drinks are expensive. Tip: You'll want a raft/noodle/etc. for the beach, you can buy them on the island...or stop at walmart. Some leave their purchases for others. Tip: If you don't want to see a lot of kids, go elsewhere. Tip: be prepared to drive offsite for dinners b/c the resort doesn't offer much. Doc Fords, Cantina Captiva, and Sunshine Seafood are very close by. Tip: Go to the marina and see the manatees (we saw 5!) Tip: Rent a golf cart...the trolley comes every 15 minutes, but it's fun! Tip: If you can, bring your bikes or kids scooters. Tip: Rent a boat - we got a pontoon boat and went to some remote islands and cabbage key. Read moreGenuine Expedia guest review

Response by South Seas Island Resort Thank you for staying at South Seas Island Resort and sharing your experience. We do have a few late night dining options. Harbourside Bar & Grill, an upscale seafood restaurant overlooking the Yacht Harbour, is open from 5pm - 10pm nightly, with live music playing from 8pm - 11pm. Scoops and Slices, serving ice cream, pizza, calzones, salads, and a wall of candy, is open from 11am - 11pm, with delivery from 5pm - close. Our newest partner, Doc Ford's Rum Bar & Grille, just opened in mid July on the south end of the resort village and is open 11am - close. Doc Ford's has been on Sanibel for 20 years and has become famous for their Caribbean-themed menu, mojitos, and other specialty drinks. At their Captiva location, they have two bars and a stage for live music. We hope that you will return and enjoy these options. "Great weekend getaway"
This was our first trip to Captiva and heard great things about South Seas Resort. Pleasantly surprised and the resorts ambiance , reminded me of a Nantucket feel to it. So pleased with our rooms location " harbor villa"( north end) which was conviently located near the pools, dining areas, marina, and the beach was within walking distance!!!! The restaurants […] were great!!! , really enjoyed the seafood and sitting outside at the pointe. Could not have imagined renting a fishing pole and fishing off the T dock would make such fond memories with my 5 yr old!!!!!! We actually caught yellowtails. I am not a fan of the gulf waters too murky -greenish for my liking but the shells were plentiful! One complaint I had was the hot water was not working and had to call maintenance. After all was fixed quickly the shower pressure was nill to none. Had to call for washcloths everyday, I need washcloths!!!! The hotel was wonderful and will definitely return to this resort if I ever went back to Captiva!!!! Read moreGenuine Hotels.com guest review

"second time around not so good"
Overall we were disappointed with our recent stay. We were repeat clients and supposed Expedia VIP card members and had hoped for a stay as good as or better than our experience here the year before. Unfortunately that was not the case. There was lots of noise from our neighbors on the first 2 nights - the walls are paper thin and we were kept awake […] till 4am, slamming doors arguments and swearing - not what we expected from this expensive destination. The bathroom had a lot of mildew - so taking a bath was out of the question. For some peculiar reason they also need to mow the lawns and trim the bushes at 8am daily, which is also noisy. Days 3 through 5 each morning we received a call from reception welcoming us to the hotel and asking us if we had any special requests - YES - some peace and quiet. Housekeeping was not done till after 3.30pm daily so the potential for an afternoon siesta to catch-up on lost sleep was also out of the question. With flights, car hire and meals this was a 4k week vacation for 2 - which is by no means cheap. Last year we had a great relaxing time - this year we did not feel welcome, or comfortable. Most of the staff we encountered seem to take their job of 'policing' the property much to seriously, to the point of being rude. With a $34 day resort fee - it would be nice if by day 6 a familiar staff member could remember your face. Captiva is paradise, but South Seas Island Resort is not. "Bad and good..."
We decided to take a trip to Sanibel from Daytona Beach and I chose this resort based off of location and amenities. Upon arriving, we were asked for a credit card to have on hold for "incidentals," at a charge of $200 a day. This concerned me, as I did not see this in any fine print upon looking at the resort online. This charge was so that you could […] use your room key as a credit card for dinner or whatever on resort property. Even if you have zero intentions of doing ANYTHING on resort property that costs money, they still REQUIRE you to put a credit card on file. That really didn't make me happy. They explained that they treat their resort like a cruise, where you would just use your room key to pay for everything. We did have dinner on resort property on our first night and while it was delicious, it was incredibly small and expensive. Our room was decent. Unfortunately, we found black mold throughout the tile and ceiling in the shower and a dead cockroach in the cabinet. This is an "okay" resort for convenience of the beach, but other than that, I wouldn't recommend it. Read moreGenuine Hotels.com guest review
"Not As Expected"
This resort is very large and the grounds are nicely kept. The beach villa we rented was a little dated. The outside areas such as stairs doors and elevators needed cleaning. Trash cans were filled with garbage to the brim near the pool area and some of the chairs and lounges were broken. Towels provided at the beach were extremely worn out and not […] even large enough to cover your lounge chair. To top it off you end up having to rent a golf cart, not so cheap, in order to get around, unless you want to wait for the trolly. The place is not awful but definetly expensive for what the offer. We enjoyed all of the amenities of south seas. From a low key pizza/ice cream shop to a pretty harborview restaurant with fresh seafood. Fantastic array of activities for children. The awesome slides in the pool , the Scully's activities center was great for kids of all ages. We loved watching the dolphins and manatees. My 6 year old son played his […] first 9 holes of golf twice on the picture perfect pitch n putt type course on the water. "Hidden fees and poor service"
Booked this place for the first night of a 9 day trip thinking it would be a perfect place to relax. Immediately upon check in the experience started to go down hill. On top of hefty price to stay there we were greeted with nearly $90 in "resort fees" and when i questioned why they weren't up front about them the young kid said "so you don't have to […] stay here then". That was just after an initial question about the charges. Anyway, we were checking at 11pm so obviously we weren't going elsewhere. The room was ok and the view was dockside not facing the ocean. "Hidden Fees can ruin a vacation !"
Our room was nice and we would have been very happy with our stay if only the issues we had with clearly hidden fees that were intentionally left undisclosed until the day of check-in. We purchased a room for over $300/night and then since we had four guests, on the hotels.com website an additional 60.00 for the extra person was added and with taxes […] the room was booked at a little over 400.00 When we arrived, the hotel then charged us another $18.00 per guest as a resort fee. So we paid $500.00 for our one night stay. This hotel is not worth that. Read moreGenuine Hotels.com guest review
Response by South Seas Island Resort Thank you for staying with us and sharing your experience. I apologize that the resort fee came as a surprise, as it is not our intention to trick or surprise guests that it exists. We do have a resort fee of $17 per guest, ages 13 and older, that covers certain amenities and facilities such as the waterslides of H2Whoa! and resort facilities like Skully's Family Interactive Center, where there is mini golf, arts & crafts, Little Matey's Discovery Cove, and supervised activities on a daily basis. The resort fee also covers resort-wide Wifi (with no restrictions on the number of devices connected), the trolley service that runs from 7a - 11p daily, free tennis court times at Pavel Blackwood Tennis Academy, daily electronic newspaper, and chairs, towels and umbrellas at both of our staffed beaches. After reading your post we did some research and confirmed the ways in which we communicate the resort fee. On all third party/online websites, as well as our website, the resort fee is listed in the terms of agreement when completing the reservation, the confirmation email sent upon completing the reservation, and at registration, it is listed on the registration card. Online travel sites, such as hotels.com, do not charge the resort fee at the time of booking, but do charge the room and tax for the duration of the stay. We collect the resort fee at the property level. I hope that we can resolve any billing inaccuracy so that the positive aspects of your stay will be the memories you carry with you. With warm regards, Anthonia Smith Dir. of Guest Relations, South Seas Island Resort

Excellent!!!Genuine Hotels.com guest review
We stayed at the resort for our 10 year wedding anniversary. We reserved the tennis villas. Upon check in I mentioned to the receptionist that I had read the reviews and was aware some were nicer then others and could we please have a nice room. She told me she had nothing recently updated in a one bedroom and would upgrade us to a 2 bedroom at no charge […] that was recently updated. The tennis villas are in the South end (which everything is in the north end of the resort) the view from the 3rd floor is horrible (you only see the top of trees) the room which was "recently updated" is just blah... Tube TV's,not a picture on the wall etc. the resort in the north end is MUCH nicer, the pools are nice, the resort is clean and the employees are very helpful. The resort fees are also quite expensive at $17 per adult per night!! Overall I'm not sure if we would return to that resort. We have stayed in MUCH nicer places for less money!
