We had a great stay at south seas. Perfect location. Comfy room. Very helpful staff. If I find myself in Miami again I will stay at south seas for sure!!Genuine Expedia guest review
You stay here for the location on the beach and a walk to Lincoln road shopping and restaurants!! Staff was friendly, hotel was clean however in need of a renovation. Hallways look tired and dingy, small rooms (we had three to a room) but rooms were well maintained. A welcome cookie package was a nice touch! Continental breakfast would have been better […] if there were egg options (hard boiled would have been fine). I had to get my key card activated at least three times daily. "Great Family Hotel"
Having such a great convenient location to Lincoln Rd, beach, etc my famil wasn't sure if it would be just noisy and full of partiers. It was a nice surprise to see how many kids were enjoying the pool and how quiet the rooms were. Though the rooms were very standard and on the small side, the grounds made up for it. They have a nice complimentary breakfast, […] great bar and food, warm pool with enough lounge chairs, and a wonderful hammock area. Overall, it was a great experience for what my family was looking for and it truly is steps away from everything you want in Miami Beach. Read moreGenuine Hotels.com guest review

"Nice hotel close to the beach"
Great location, direct access to the beach, walking distance to Licoln road mall and Art Deco district. Very nice pool area, tasty food at the pool restaurant. Our room was fine, always clean, but there is no view. Valet parking is very expensive, so we used public parking nereby.Genuine Expedia guest review

My Mother and I spent 5 nights at the South Seas Hotel and the overall experience was very pleasant. The staff were accommodating, friendly and helpful and made us feel very welcome.Especially at the reception and the ladies who help serve the complementary breakfast in the morning. It consisted of continental options such as croissant, toast, miniature […] sponge cakes, bagels, fruit salad, cornflakes, yoghurt as well as beverages such as coffee and orange juice. We ate out breakfast everyday by the beautiful pool. My mother wanted quaker oats and one of the staff gave some to her. Little did my mother know that the oats weren't provided by the hotel but the lady was just being kind and it was in fact her own which she kept in the cupboard! That's how nice the people that work at the hotel are! Our room was clean and even though it faced the front of the building it wasn't a problem for use. In fact, our room was great and it had all the amities we needed which included a coffee machine, complementary bottles of water everyday, robes and a well equipped clean bathroom. The only thing we critiqued was the musty smell that may have come from the carped. Perhaps the former guests smoked cigarets or something. The best features of the hotel besides the building itself is the poolside. I don't understand some of the negative reviews. It's not a party hotel but more of a family oriented, laid back place to relax and be well taken care of. Read moreGenuine Expedia guest review

"Hotel is very close to where the action is"
We stayed here at this hotel for 1 night and it was very good for what we were looking for. It was real close to Lincoln Road, restaurants, pharmacies, beach, etc. My wife and my kids and I loved the section near the hotel pool where they have the hammocks and just looking up at the blue sky with all those palm trees was just perfect. It really gave […] a sense of relaxation. It was nice that they had a continental breakfast and the staff was very friendly. This hotel is in a prime location and that really helps because you can walk to everything from the hotel or hop in a taxi and take a short ride to whereever you want to go in the area. The private access to the beach was a plus as well. Read moreGenuine Hotels.com guest review

"Great location and value"
The hotel has direct beach access on Collins Ave, which is perfect. The hotel is older and has some character, so not for those seeking sleek and new accommodations. But the place is cute, offers free breakfast and the poolside restaurant is great for lunch. Service is not very friendly or attentive, but not bad. We noticed a huge difference in cleaning […] service by giving a small daily tip to the cleaning staff. Read moreGenuine Hotels.com guest review
"Great location, a little dated, small but cozy"
This hotel was a great location. About half a mile walk from all the restaurants and shops on Lincoln rd mall. The pool area was beautiful, plenty of comfy lounge chairs and umbrellas. Access to the beach was perfect. As many fresh towels as you want and no one bothers you. Most of the staff was nice. The room was cleaned top to bottom every day, leaving […] us a fresh made bed and towels every day. The only complaint was the noise from being on a low floor (2nd). It sounded like a hurd of elephants was above us and we woke up every morning at about 8 AM to loud banging from the guests upstairs (we think they had young kids that were jumping around). However it wasn't a big deal because we don't sleep in anyways. The complimentary breakfast was perfect, fresh fruit and coffee every day as well as bagels, toast, cereal, yogurt etc. We aren't hotel critics nor do we usually stay at pricey hotels so this was perfect for us. It's not a 5 star experience, but the rooms are clean the staff can be helpful and we had a good time walking around Miami. We would stay here again. Read moreGenuine Expedia guest review

"Cozy, quaint hotel in a very good location."
The hotel staff were all nice and responded quickly with answers to any questions we had about the area. The room was small, but not crowded and there was no view, however, we were not there to enjoy a view from our room. It was very close to Lincoln Rd. and the beach was right out the back past the swimming pool area.Genuine Expedia guest review

"I enjoyed my stay very much"
I spent 9 days at South Seas Hotel and enjoyed every one of them. The hotel is very conveniently located. Very close to Lincoln Mall with all the shopping and restaurants. To reach the beach you just pass trough the beautiful palm garden with pool and hammocks, walk outside the gate and there you are :) The room showed some signs of usage, but was […] nicely cleaned everyday. The staff at the reception was very friendly and helpful with arranging trips etc. Included continental breakfast was good too, just don't expect any ham, salami or bacon. "Wonderful-Beach, Pool, Clean, Great Food, Friendly"
We thought this was a great hotel. It is one of those South Beach type hotels, they call boutiques (I call European), friendly and personal. The location is perfect, walk through the pool area to the beach. Everything was very clean (I am a big fan of all white bedding in hotels as I feel it is cleaner as it can be bleached). We were only there one […] night (an overnight before a cruise). When we arrived we had lunch by the pool, The food was great so we had dinner there as well. Another nice touch was a complimentary breakfast, which included a wonderful fresh fruit salad (another indication of a great place to me). The staff couldn't have been nicer. We stored our luggage when we checked out having an hour to relax by the pool and beach before we needed to leave. When it was time to go they had brought our rental car around and had already loaded our luggage for us. I loved this hotel, as did my 22 and 20 year old daughters. We walked the beach path at night and strolled Lincoln Street. But we mostly just stayed at the hotel and the beach as it was so pleasant, relaxing and nice. We have stayed quite a few places in South Beach, but have never been so pleased. It is our new best South Beach hotel! Read moreGenuine Expedia guest review

"Bad rooms if u are planning to rest dont book here"
I decided to book in the beginning for Marsheilles hotel but since south seas is next door and included breakfast i choose it with no doubt. 1.We arrived and the first disappointment issue was that there were no parking meaning a $29 fee per night plus tipping the valet every time u need the car. The service and desk ladies were so nice and friendly. […] The room soooo little and old, awful view, but clean. The worst part is by night you can hear all from next room so we couldn't rest, people next room were drunk and screaming with tv volume so loud every night from 3-6 am, you can even hear the toilet flushing. but we weren't the only ones complaining about this issue it happens in every room in every floor. 2. The other disappointment thing was the FEE for chairs for the beach I mean come on you are part of the hotel they should put bracelets on you like Cancun or Puerto Vallarta. You have to pay $25. But one guy said that we can have 2 for $10 all day when i ask for a note or something to prove my payment he said dont worry just look for me when u come back, so i trust him and guess what bye bye $10. "Needs some updates"
It started off with not being able to get into our room due to the card reader being broken. Three trips back down to the front desk and finally needing the maintenance man to open the door and replace the lock. The safe and shower drain needed to be fixed also. The maintenance man did a great job, but i wish we did not need to keep calling him. The […] room was small we needed to go outside to change our minds. Wish I knew about the beach charge, it was additional money to use chairs on the beach. They wanted $ 30.00 if I knew beforehand I would have had money with me. I hate being nickle and dimed. The free breakfast is not worth it, not enough food and too many people. The normal breakfast started at ten which is kid of late. Read moreGenuine Hotels.com guest review

"Great Location, not so great hotel"
Not impressed by this hotel at all. Especially considering the price. BUT, you are in a great location in south beach. The beach was fantastic and they had chairs but you had to pay for them. The pool was nice but the area around it very small. I was unimpressed with the staff. The front desk service was not great. The hotel is old and shows it. The […] door to the room had a half inch gap between the door and the floor. We could hear everyone that walked and talked in the hallway, all the time. "Would not recommend it"
It was a huge disappointment. The best things about the hotel were its pool area and proximity to the beach. The room was cramped, carpet was dirty. It gave the impression that the owners/managers are only interested in getting as much money […] out of the place as possible with doing little. Read moreGenuine Hotels.com guest review
"Great Location, lousy air conditioners"
This is definitely more of a boutique hotel. It's very small and does need some upgrades. The prior reviews were definitely spot on when it comes to the air conditioning in the rooms. They don't work well at all. The air filters have probably never been cleaned out and it was a bit warm even with them on full blast. The room temperature probably never […] got below 73. The rooms are small and the bathrooms are a bit outdated - think 60's style. However, they weren't bad at all. Just small. Beds were very comfortable! The pool area is nice, but much smaller than the pictures make it seem to be. the hammocks are a nice touch and beach access is great. You do have to pay for lounge chairs and an umbrella on the beach. But there is food and alcohol service there, albeit a bit pricey. The staff were more than accommodating and very nice. Drinks are a bit pricey and the food is just ok. The location is great! You can walk anywhere from here and there are deco bikes to rent near by. I can't say for certain I'd stay there again as I have nothing to compare it to in that location. Oh, and there is a bathroom on the main floor. A prior reviewer said there wasn't, but there is one which is convenient for the pool area. Overall, it is a quaint hotel and the staff is great. If they fix their air conditioning in the rooms, I'd give it a much higher rating. Read moreGenuine Expedia guest review
perfect location, you won't need a car. Valet is $30'per day and so are beach chairs and umbrellas. Easy access to the beach. Room is simple but comfortable. Nothing fancy, but i'd stay again. They are always fully booked, so no early check in.Genuine Hotels.com guest review
We really enjoyed our stay. The staff was friendly and helpful. For any stay in South Beach, I park in the 16th street covered garage for $16 per day. Forget valet they are not responsible for any damage. Our room was comfortable, the bathroom is small as many of the older hotel are. The deluxe room with ocean view was a real treat. The best things […] about the hotel are it 's location to Lincoln Ave. and the pool and hammock area. There are even two complimentary cabanas with other hotels charge a lot for. They serve a decent breakfast which is included. The poolside lunch I had was exceptionally good. Read moreGenuine Hotels.com guest review
"Nice location terrible hotel"
This hotel Is located steps to the beach but don't expect to lay out without opening up your wallet for that pleasure very disappointing. The hotel is awful it really smells as soon as you walk in it's like an old folks retirement home. Dark narrow ugly halls with no air that lead to small out dated dirty rooms that smell and old wall AC's that barely […] cool. Would not walk on the old carpets with fearof catching something . Small bathrooms a tiny old TV awful dirty closet nothing in the room was appealing. View of another hotel out of dirty windows with old dated broken blinds. Awful breakfast food choices you get free but havevto pay for eggs really! I would say avoid this old dingy hotel that needs updating save your money stay anywhere but here. No parking anywhere pay $29 for the privilege to park there and then the attendants expect a tip. Read moreGenuine Expedia guest review

"Great Location, in a great destination"
I truly enjoyed my stay. I had never been to South Beach and I look forward to returning. I would stay again at the South Seas Hotel. The building is old and space is limited. There is no rest room on the first floor (by the pool or in the lobby or restaurant). The location is perfect. A few costs that I did not plan on were: Beach chair rentals 2 […] chairs and umbrella were $30/day (this is a separate fee and requires cash) Car Parking $29 per day In South Beach: You need beach chairs and umbrella, there is no need for a rental car. Traffic is awful and everything is in walking distance. I felt the car rental and parking fees were a waste of money. Read moreGenuine Expedia guest review

Our room was not right. But they upgraded us to a suite, I wanted an ocean view king and they don't have one. "Ok hotel needs updating"
The staff here were amazing and the hotel was ok for the price. They need to update the decor/walls because it does make it look kind of creepy. Most of the staff were welcoming but others were more entertained on their phones. The room was ok, although the air conditioner was barely working.
