Great location and pleasant pool area protected from the wind. On the beach. Staff was nice and responsive, but poolside was essentially self-service. Beach situation was confusing as some days chairs were free and others cash was collected. Decor, linens and cleanliness fine in our room.Genuine Hotels.com guest review
Service less than average starting with a poor valet service at check in which turned out to be a disaster when we found out that quarters left in the car were gone missing! Not a big deal in terms of money but does say a lot about the level of service!! Cleanliness of the room was poor (don't look under your beds!) and the very "best" was the cockroach […] running out of the room cabinet!! Would definitely not return neither recommend! The hotel was ok ,the location was really good But it was kinda family place ,we were just normal in our room and security disturb us 3 or 4 times and wanted us to turn off the music although it wasn't really Loud Even our neighbours are so friendly and came to our room for having some fun But the stuff and security of the hotel just wanted us to sleep […] , I really don't recommended for young people to go to this hotel!!!! In general it was ok they had a good breakfast and pool Beside security everything was good Read moreGenuine Expedia guest review
"Rock Hard beds & pillows. AWFUL."
The room was TINY. Which would have been fine for the one night we were staying but the bed was by far the most uncomfortable bed I have ever slept it. It was a double - not even a queen - and was rock hard. The pillows were even worse. My back and neck were killing me the next day. The walls are also paper thin, I was awoken well before 9am by the […] very loud staff. Also, there is no drink/food service at the pool. I would never have eaten there anyway but no drink service was a bummer. And they don't tell you this upfront but there is a charge to leave your car after 1pm. It's only $10 but sorta annoying after already paying about $30 to park. The location is good but Iwould never in a million years stay here again. Read moreGenuine Expedia guest review
The pool area right next to Miami beach was wonderful. I swan for an hour on Sunday morning surrounded by palm trees. A lovely morning. I then had delightful breakfast overlooking the pool area. I remember it fondly and would return again.Genuine Hotels.com guest review
"Overall experience was great."
All the service was great, each and every single employee was attentive, friendly and with a smile except one older lady concierge who didn't seem so happy nor willing to go above and beyond for guests like the rest.Genuine Hotels.com guest review
"No sleeping in this hotel!"
Don't get a street-side room!!!! The music from surrounding nightclubs was blaring until 5am! It was impossible to sleep from all the noise. The rooms are small but the bathrooms are even smaller! You have to sit diagonally to fit on the toilet. You can tell the hotel wants to have nice rooms (great beds, Keurig machine, flatscreen tv, etc) but the […] old carpeting and outdated bathrooms makes it hard. The room was not cleaned very well either. The pool area is very nice and the location can't be beat. I would not stay here again though. Read moreGenuine Hotels.com guest review
"Fun and convenient"
The area was very convenient and the pool/beach access was a key selling point. The staff was also amazing.Genuine Expedia guest review
"Can't go wrong here"
Great location - right in front of the beach and close to Lincoln road. Attracts a classy crowd (compared to the 3 star boutique hotels on Collins) and is not noisy. My parents paid for a room w/ a King bed and they only had a smaller one available; they gave them $100 in credit to eat at the hotel (just OK food) and gave them the correct room first […] thing next day. The staff is overall superb! The pool area is very nice and there's also an area with hammocks which is real cozy. There's seating available at the beach but for a price. I liked that they didn't charge a "resort fee", but you can still get towels and wifi. Overall excellent value. The rooms were very clean and fresh. And the breakfast is not amazing but they have a killer croissant and some fresh fruit, so it's pretty good considering it's included in the price (factor that in when you're comparing to other, similar hotels). We almost stayed at the Waldorf Roommate Towers, but I don't think that would have been a good idea since it could be too noisy downstairs since it's on Ocean Drive. I've gone the Hotwire route for cheaper 3-star hotels, but if you can spend a few dollar more go for the gold, go for South Seas! Read moreGenuine Expedia guest review
"Close to the Lincoln Mall"
Location Location. The location of the South Seas Hotel made easy to walk to many locations. I felt safe in the area. The hotel is older but all the hotels in the area are the same. The walls are paper thin so it is very noisy. The bed was very hard. Other than that great place to stay.Genuine Hotels.com guest review
"Good location, early check in."
The place was clean and conveniently located we arrived on an early morning flight and we were able to check in early at no additional charge. Staff was friendly and helpful. Breakfast was not great but it was free so I can't complain.Genuine Expedia guest review
"Beachfront location close to dining, shopping"
South Seas Hotel is only one of a huge choice of hotels on Collins and Oceanview Rds. I cannot write about value but the open dining room, pool area, and hammocks under the shade of palms trees with immediate access to the beach were all pluses. The "ocean view" room we reserved was termed an "obstructed view" when we checked in but the view turned […] out to be very acceptable. The breakfast did not provide much choice - bagels and croissants, juice, yogurt, limited choice of fruit, and good coffee. The decor of the public areas was modern and the staff pleasant and helpful. We would definitely stay here again. Read moreGenuine Hotels.com guest review
The hotel is in an excellent location, has a nice beach and pool. The rooms are small and the decoration is sparse. The hotel is good value for the money as long as you can accept utility over beauty.Genuine Hotels.com guest review

"ok, but. . . ."
Within a couple hours of arrival, our toilet backed up. This happened before, chronically, on a previous trip a couple of years ago. A security guard showed up and handed us a plunger through the door--didn't even walk in. We had to plunger the toilet ourselves, and did repeatedly throughout the weekend. Its an old hotel, and I suppose it's to be expected, […] but I certainly didn't expect to have to do my own plunging. The second offence was on Saturday afternoon, at 3:30 pm, as we were sitting by the pool. The manager (I think) came around and told all the guests that we would have to leave the area as a private party was occurring from 5-8 and the furniture needed to be re-arranged. As someone who puts a high value on being able to relax by the pool, and is willing to pay for it, this was a bit off-putting. When I challenged the manager about being a paying guest, he told me I could stay for the party. really??!! Of course the party was packed with conventioneers and loud, so why would I want to stay??!! This was a great disappointment and should be factored into the cost of the stay, or at least warn guests that this is a very real possibility. What if it was my only night in South Beach? My hotel stay would have been ruined. Needless to say, if I don't need to stay at the South Seas again, I will seek out other locations. Read moreGenuine Hotels.com guest review
"Good economic option for South Beach"
Lovely pool and direct beach access are key features making this a good option. The hotel rooms are a bit dated but the bedding is nice. Staff was friendly and helpful. Walking distance to Ocean Drive or quick taxi anywhere else.Genuine Hotels.com guest review
"Overall great hotel for the money"
Hotel staff was friendly and helpful. You have to pay 20 bucks for lawn chairs which sucks. Room was very small but who wants to be inside anywayGenuine Expedia guest review
The hotel staff when we first arrived at the hotel at night was very nice the man and the valet were both very nice. For the price of the room I was expecting a much nicer room. The room looked very outdated and kind of dingy and they told us that we got an upgrade.... which we could not notice. When we went down stairs to have a drink at the bar the […] bartender who was alone both busing tables and serving drinks was very rude and unpleasant to be around. Lastly the lady who checked us out was also very insulting. To sum it all up for the location it was great for everything else it was a complete waste of money. "Great location but tiny rooms."
Location is fabulous. Pool and adjacent area are nice. The only down side is that the rooms are really tiny. The bathroom is so small the towel rack is on the wall inside the tub/shower!Genuine Expedia guest review
Amazing location! Walking distance to everything and right on the beach!Genuine Expedia guest review
I booked this hotel because the price seemed good. When i got there i noticed it was in the center of everything! When you walk out the front door the downtown area is there, which was all accessible by foot. When you go out the back there is a pool and not much farther is the beach. The pool was closed but they offered next door pool for us to use […] with free chair rentals. The hotel was very clean, and all the employees where friendly and helpful. "Run down but great location"
Hotel needs some serious modernization. Owners minting profits base on location. Hallways smell of age, fluorescent lighting everywhere, not a great value for the money. If you want this location, Collins near beach, better to poney up a bit more for a more current hotel.Genuine Hotels.com guest review
room was clean but small.staff was helpfull.location is great, lots to do within walking distance.Genuine Hotels.com guest review
Very well located with private access to south beach and near from shops and restaurants. The pool area is amazing, with hammocks, sofas and pool bar! We loved the decoration, very classy! Soundproofing not very good as we could hear people conversation from their room while being in the corridor.Genuine Expedia guest review
"Will Return to the South Seas"
Once I got past the somewhat modest reception area and lobby ,I found the South Seas to be excellent in its price range. The king bed was comfy and room spotlessly clean. Pool area adjacent to the beach very nice. (Cushions on lounge chairs need some update.). Great poolside bar and restaurant with yummy snacks and drinks at a decent price. Continental […] breakfast better than most. Great location. Not as fancy as pricey neighbors but ,again, great for its price range. Went with guests from England and we all agreed. "Loved the South Seas and would stay again"
The price of the hotel is very reasonable and the pool and other amenities rivaled that of more expensive hotels. Be rationale, this is not a 4 star hotel. Yes, it may need a new coat of paint, and the room are not the top of the line, but my room was extremely clean, as were the towels, bathroom spaces, and the property was well kept. Perfect location. We would definitely stay here again.Genuine Hotels.com guest review
Our room must have been near some sort of air unit or water heater unit. When we went into the room and throughout our stay, there was continual noise that the hotel tried to cover up with spa type music playing in the room when we arrived. We had a wall unit air conditioner that didn't work very well. Check in was at 3 but we were unable to get a room […] until 4. Read moreGenuine Expedia guest review
This place is in the Heart of the Art Deco area you will findd the staff to be friendly and helpfull. The room we stayed in (King Bed) was very clean and everything worked fine. The building is a little older as are most in the area but this is part of the charm of the Art Deco area, that 1950s in its prime look and feel is a big part of the stay. The […] rooms are updated with flat screen and Iphone dock plus some cable. But you are here for the Beach and Night life all are just a very short walk away. Great food is all around so explore a little and you will be rewarded. "For sure I will come back there, great hotel"
Perfect location, on the beach, closed to the 17th for shopping...Genuine Expedia guest review

"Good location, but nothing special"
Everything was mediocre at best. Even with the promotion, we would not pay to stay here again. Service was fine, but the quality of the hotel was below average for others in the area. I think it is just very old and outdated.Genuine Hotels.com guest review
"Great Location, Nice staff, ok for the money"
The hotel staff was very accomodating...from the frony desk, to the baggage person to the maids...the resturant in this hotel is exellent. The food is great, bery surprising. The waitress and cook are very nice. The person at the towels was very nice as well. The hotel is old and worn, it is has been painted. The beach access is outstanding. "Great hotel for a family and not too expensive."
Hotel is in a great location. The pool was good as well as the access to the beach. Room was ok but the bathroom was too small. The variety of food in the buffet breakfast should be improved. "The Perfect Spot to Get Away!"
My Hubby & I will be married 12 years in September, but with school & work, it is hard to go on a Romantic getaway then, so we try to book a trip during the summer months. we booked this hotel sight unseen, which always makes me nervous. i was the first one to the room & was SOO happy to find a SUPER CLEAN room, King size bed, big closet space, & the […] bathroom was spotless too! The Service was TOTALLY amazing! everyone was super nice, no matter what we needed they provided with a smile (which wasn't that much, because it is all there in the room waiting) they even had a spa radio playing when we arrived! :~) Valet was great too! very quick service! i WILL definately stay here again! "I would recommend this hotel"
South Seas was a very pleasant stay, the staff was very hospitable as well as the maintenance. The only thing I think is that they should be more informative about the benefits and any other services available to the guests instead of finding out later during your stay.Genuine Expedia guest review
"Nice location on water - poor upkeep"
The hotel was in a nice location with direct access to the beach, and only a 3/4 block walk to the convention center, but the quality of the hotel was very poor. Lobby was not welcoming, elevator is tiny, dark, and smells, and room - was not attractive or welcome feeling. Also had small wet spots on carpet, and when woke up in the morning floor was […] even wetter. "Not bad stay on south beach"
The location is good to shopping, restaurants and bars, convenient access to beach. Breakfast is ok, WiFi in room is so weak, which is almost useless. Room equipment and condition needs to be upgraded. One thing I hate is the hotel price showed on the Expidia is not high, when I placed my order on line, at the last minutes, they charged me extra service […] fee. Best things about this hotel: location. It is within walking distance to restaurants and shops. Also, there is a pool downstairs and located within walking distance to the beach. Also the breakfast provided is decent. However, the room was small and did not include usual amenities like a fridge or coffee maker or even access to a microwave. This is […] important when traveling with a family because we couldn't even keep bottles of water in the fridge. Plus, it is very noisy. The rooms are overpriced given that the hotel is old. I needed a new comforter and was given sheets until the next day. Then when I was finally given a comforter the next day I only received the comforter without the cover. "A bland experience.."
This was a girls' little getaway, and I decided to pay a little more at the South Seas for the "European" buffet breakfast they offered. I had better breakfast at a Best Western (portions fit for an American and I'm only 5'3" and 108 lbs). The hallways had a very damp mildew odor (probably the unfortunate consequence of the humid weather). What was […] additionally disappointing were the charges for the beach chairs ($20 for 2) and umbrella ($15). I have stayed at other hotels where the beach chairs and umbrella was comped..
