THE HOTEL IS DATED SO THINGS LIKE DAMP SHEETS FROM HUMIDITY IS TO BE EXPECTED. CLEANLINESS IS LIMITED BY THE AGE OF THE FACILITY. SHEETS HAD A STAIN ON THEM, NOT DIRTY BUT STAINED. A COUPLE OF TOWELS AND EVEN A DINNER NAPKIN ALSO STAINED. NOTHING CRAZY BUT STILL NOT FOR PUBLIC USE. SHOULD HAVE BEEN THROWN AWAY. THE CAFE/BAR AREA WAS GOOD AND COMFORTABLE. THE FOOD (PIZZA AND SALAD)WAS TASTY. THE FREE BREAKFAST WAS AN OK FILLER. SCRAMBLED EGGS, INEDIBLE SAUSAGE, HOME FRIES OK, TOAST AND OATMEAL AVAILABLE. OJ AND TEA/COFFEE. BUFFET STYLE SO FOOD CAN SUFFER A LITTLE FROM THAT. FREE SO NOT SO BAD. THE BUFFET UPSTAIRS IN THE RESTAURANT IS $26. WAY TOO MANY OTHER PLACES FOR HALF THE MONEY. DO NOT GET THE PINA COLADA. NO ALCOHOL. AT LEAST THE HAPPY HOUR VERSION. STICK WITH THE $6 BEERS. THE POOL AND THE GROUNDS OUT BACK WERE VERY NICE AND COMFORTABLE. BEACH CHAIRS AND UMBRELLA WILL COST YOU $30 PER DAY. AND CASH! "Lovely Hotel"
This hotel was amazing! By far the best hotel my family and I have ever stayed at. It was very clean and the hotel staff was so friendly! The hotel is so close to the beach, has a beautiful view, and has a very nice pool. The hotel even serves a continental breakfast in the morning. It is right on the street of many shops which is very convenient. It also is very close to a variety of different restaurants that were great. We loved it so much there, we decided to come back again! I highly recommend this to everyone. South Seas is an ideal hotel.

"I felt closets phobic"
The room was way too small for the price. A/C filters clogged, dirty and recycling the dust and vents were also filthy in the bathroom. The hotel looks nice but not worth the money. Staff not friendly..they fail to mention that hotel parking is 4 blocks away

"Good for what we paid"
Definitely outdated butthe staff was super friendly. Our room looked into the hotel next door and always felt dark. Hated that! Felt like we were in a prison cell. The food and drinks were overpriced but the location you cant beat. It's in a perfect spot on the boardwalk. Quieter and safer area that was super close to the beach. Overall a nice place, just wished I could have seen daylight from my window. Front desk ladies were so nice!!!

"Nice Miami Beach art deco boutique hotel"
Liked the location. We rented a car and the valet staff was very helpful with that service. The back of the hotel is the best with the lovely pool and bar staff and hammocks and even the very entertaining Iguana's. There is a locked gate with a code that goes straight out to the beach & a "brick" boardwalk where we enjoyed renting bikes and riding this walk for miles. The room was clean but furniture & curtains little old and the a/c was having to work the whole time - rather warm during the day. The continental breakfast was very good each morning and the bar staff made excellent drinks.

"Nice hotel"
This is not a fancy hotel, but you cannot beat its location with direct access to the beach and the South Beach "boardwalk", and central location within South Beach. It has a lovely pool area, and the rooms are clean and comfortable. I really like this hotel.

"Horrible Time"
Wasn't what we expected. Expedia gave us a hard time to switch hotels, never switched us. Slept at our friends hotel the whole trip. Leak in our room ceiling, faucet dripping, dirty room, windows to room next to us was boarded up. The hotel manager didn't do anything to accommodate our stay. Will no longer book through Expedia and definitely will not stay at the South Seas ever again!

"We will back ... can't wait!"
We loved South Seas and look forward to going back. The hotel is typical Art Deco and is older but very clean. The hotel pool and beach access are great. The Staff is very helpful. The breakfast is rather plain but adequate. Their are many options to choose other eating locations. Parking with tip is $30 but parking in South Beach is hard to find. The bed were very comfortable and the in-house bar was a great place to gather. Can't wait to return!

"On the Beach"
This is an older hotel. The rooms are clean but need some upgrading. The free breakfast is good and the lunch menu is tasty. the reason I selected this hotel was because it was directly on the beach. IF you are not going to stay in the room that much this is a good place to be. It is in walking distance to Lincoln Ave. which is a pedestrian walkway with many restaurants and shops. Overall a descent place to stay.

Small room facing a wall 10 ft away. Even tinier bathroom. Walls thin - could hear every conversation and people tramping above ceiling. No fridge. "Major disappointment"
I chose this hotel based on the pictures & description of it's lovely beach side courtyard. That's where the charm of this place ends. The facilities were shotty at best, the amenities were non-existent (not even a working ice machine) and it was incredibly noisy our entire stay.

"South Beach Getaway"
This was our second visit to this lovely hotel, and we will surely be back! It's quaint and comfortable, with a very 50's-60's charming atmosphere. Our favorite spot is the garden of hammocks between the hotel pool and the beach, where you can lounge and sway to your heart's content.

"Two day stopover in Miami"
After 3 weeks in Cuba the South Seas was an island of delight. The pool and beach acces is wonderfully, even the restaurant was good. The front desk staff was fantastically welcoming, and helpful. The rooms were clean and well appointed. A little refreshing of the hallways would make first impressions better (dark carpeting, service carts in halls 24/7.industrial at best) We enjoyed our stay, and it's a close walk to Joe's Stone Crab RestUrants! Yummmm, don't miss it. Only open November to May...

"Don't be fooled by the pictures..."
We expected so much better. Upon arrival, everything was fine, except that the hotel really needs a renovation. In fact, we'd booked in a better hotel but the hotel didn't have complimentary breakfast. So we cancelled and reserved with the South Seas instead. The breakfast was TERRIBLE. The eggs were terrible, potatoes weren't cooked properly and the sausage was just plain uneatable... It smelled bad and looked even worse... But that's not the worst... They had the SAME BREAKFAST EVERYDAY. We stayed for ten days, after a week we'd go to IHOP for breakfast. The surcharge for the parking was 29$ a day, which we found very expensive. The staff was okay, unprofessional at times, but would always provide us with what we needed and were always nice. Although very disappointing, the rooms were clean and the cleaning staff were exceptionally nice. The hotel smelled bad, which they attempted to cover up with some perfume at the entrance of the hotel...

Overall we had a good experience. The only negative points are: -breakfast: very cheap -rooms: the carpets are smelly. I understand that this is an old hotel and it is trying to keep the spirit of art deco alive but the smell of the carpet is terrible. We had to buy a scented candle to kill the unpleasant odor.

"Rough around the edges!"
Rooms are clean but very rough at the edges. Years and years of paint over old paint, dinged doors and door frames. It felt more like a youth hostel. Our room at the front on Collins was VERY noisy from the music across the street to the trash dumpster being hauled away @ 6am. The noise criticism is not directed at the hotel rather a message NOT to take a front room.

We had a great time staying at the South Seas. The staff was very friendly and helpful. The room was spotless. Having breakfast included was a great perk. The only complaint was the condition of the cushions on the lounge chairs by the pool....please replace them with covers that do not show stains! Even though towels were available to place on the chairs...the cushions were so unappealing!

Parking was terrible, few employees said hello or good morning, pool and cabana area were deplorable, had to call the front desk two nights out of three because of noise above our room, poor Wi Fi reception. However - location was great! Right next to the beach, close to good restaurants. Love Miami and will be back, but not to South Seas!

My experience at the hotel was averAge. The hotel is located close to the beach but the amenities are limited. The hotel pictures for the most but are accurate but the hotel manager needs to take care of the deferred maintenance of the building asap. The hotel is old and needs some modernization. Overall my experience was good. The hotel is in close proximity to restaurants, shops, and public transportation.

"Nice Hotel in South Beach"
The hotel was nice and basic, worth the cost paid. It has the old Miami style grounds as you travel in off Collins Avenue - hotel, pool, palm trees with hammocks, path, beach, ocean. Breakfast was good and varied from day to day, and included fresh fruit and also local oranges which were very good. The beach has a supply shack and beach chairs available for use. Ocean water was clear and warm during my visit. South Beach itself is interesting and also very expensive in the tourist areas, as if they had to fly in supplies. A variety of international travelers from all over make the area more interesting. Getting off the beaten path a bit yielded some good finds for Cuban food. The hotel, like most of the hotels in South Beach, pipes music into the lobby, pool area and outside areas. Not too many places to find a quiet moment to sit and read, but this is not the preference of many who come to South Beach for the nightlife.

Location was perfect. Right on the beach and within walking distance to everything, mall, restaurants, etc. Bathroom and room small but we were only in there to sleep. Air conditioner in room not cold enough. Breakfast consisted of cereals, breads, croissants, toast, and fruit. Hot coffee, hot chocolate, hot tea, and cold fruit juice. Complimentary bottled water in the room. Hammock garden very peaceful.

"Decent for an Art Deco South Beach Hotel"
The hotel is average to better than average for an art deco hotel in South Beach. It's not high end at all and leaves much to be desired. Most hotels in that area, especially Ocean Drive hotels, are just as run down. This is an outdated hotel in need of serious work and all the rooms and halls smell horrible. However, to their credit, the rooms are slightly larger than average for it's class. Additionally, it included many amenities such as continental breakfast, free wi-fi (slow), a pool and a pool bar/restaurant. The staff is not knowledgeable about the hotel and inconsistent. The valet price changes daily. I couldn't even get a receipt at the end of my stay because I booked with Expedia but the price was listed on the receipt upon check-in. Room service came at very odd hours - sometimes early in the morning and sometimes in the evening. The pool was convenient but not cleaned as much as it should have been for the number of people there. The elevators were horribly slow for a building with so few floors - so taking the stairs is a must sometimes. Unfortunately, the stairwell had many confusing, old doors and apparently it was used as a storage area for housekeeping carts, supplies, etc. - not sure how that's not a fire hazard, especially when the 2nd floor door would barely open because of all the junk behind it.

"Great Location!!!"
My wife and I along with my Sister-N-Law arrived at the South Seas Hotel hours before check in. The South Seas Staff accommodated us in every way. The front desk clerk and staff was so helpful, they stored our bags and charged our cell phones behind the counter while we walked down to Lincoln Road wait on our room to be ready. The rooms were a little small but, it accommodated our needs. The hotel has a nice pool area and hammocks to relax in. Then right out the gate to the beach. The bar "Pilikia By The Pool" makes one of the best Mojito drink ever. Along with the great Turkey Club Sandwich. We had a awesome time there. Would definitely return.

This was my fith time at South Sea and definitly the last one, the day I arrived I let the front desk lady know that this was my stay number five in this hotel, she only said "oh,that's good",she did not recognize a loyal guest since she tried me as "ok this is one more costumer",the folIowing day I asked for a maid to get some towels and amenities and none of the three GRA that were talking in the hallway assisted me,one of them told me "the girl that do your room is not here yet,to get a taxi to take me to the airport was also disappointing because the lack of energy of some members of the staff

"South Beach Hotel, Without the South Beach Price!"
We've stayed at this hotel a couple of times and keep coming back because it's very reasonably priced. If you know when you're going to stay, try to book it as far as you can for the best price. As far as the hotel itself, it's fairly nice. The rooms aren't fancy but they're clean. The tv is really small, if you have kids & there was no DVD player. But they do have free wifi, and they don't charge a resort fee. If you go to the pool, the towels are free, but there's a $10 charge for a chair at the beach. It's also more if you want an umbrella. There's also free breakfast which consists of fruit, cereal, bagels, toast, coffee & juice. They also have complimentary newspapers, the Miami Herald & New York Times. The staff is pretty helpful during the day, but service lacks a little in the evenings. All in all, the best part is that the location is close to all the activities in South Beach. Lincoln road is only a few blocks away, and so is ocean avenue. If you rent a car, the have valet parking for $30 a day, which is not so bad considering there's no metered parking anywhere close to Collins avenue. Great value especially if you're on a budget.
