"Room with no view"
First the pros: the hotel is exactly six minutes from the Walt Disney World Magic Kingdom parking lot. The suite was spacious and very clean. Our room came with two televisions, a separate bedroom with two queen size beds and two closets, a whirlpool tub, a small balcony, a full kitchen with microwave, a washer/dryer combo and a fold-out sofa in the […] living room. We saved a bundle by cooking our own food and the suite was spacious enough that we could spread out in comfort. The price for a two night stay was amazingly low. Now the cons: don't let the photos of this facility fool you -- it's a block of apartments located between two other units that are only partially constructed and appear abandoned. The parking lot is worn, grass and weeds are growing through cracks in the pavement and construction barriers are on both sides of the hotel. The 'lobby' is simply one of the suites on the first floor converted into an office. The whole facility looks like it's nestled between a couple of burned-out meth labs. The rearward rooms look down onto an apartment complex. Read moreGenuine Expedia guest review
"Cheap but horrible serv"
There are only two good things about this hotel LOCATION and having Washer and dryer. The rooms have a funky smell not clean under beds there were wrappers of all sorts of things. Do not confide in it having pots and pans for cooking my room only had utensils 2 cups 2 plates and a strainer, when I did request a pot and a frying pan it took housekeeping […] 45 minutes to bring it to my room after having made a second call. The beds are horrible you lay down after walking all day throughout parks and feel the springs pushing on your back literally you can feel it in your lungs, they say it is being remodeled this hotel I had seen it before and it is in the same condition for as long as I can remember. It is cheap so we get what we pay for. They refuse to give you a receipt if you go through expedia you have to fight for it. Not coming back to this one. Read moreGenuine Expedia guest review
you get what you pay for. Large rooms, close to Disney. Worst beds ever, no daily service, abandoned hotel next door, pretty shady overal. Rooms not bad at all, nice kitchen & bath.Genuine Hotels.com guest review

Horrible staff, the beds are so NOT comfy the rooms smells like mold Dont waist your money there, go to someplace elseGenuine Expedia guest review
Who ever imagined it up, had an amazing vision. Very clean, very nice people. Unfortunately it is not completed, it must have cost a fortune to renovate it. I would recommend it I enjoyed staying there. A great price, for the money you will never get better. I would recommend it.Genuine Hotels.com guest review
"Deceiving Description and Pictures, don't stay!"
The Hotel was not as shown on Expedia.com. The front of the hotel was in the middle of being remodeled when it was foreclosed on approximately 1 yr ago based on the conversation with the front desk attendant and the new owner had "not gotten around to finishing the work". The area the attendant referred to was gutted, no windows, no doors - it looked […] like the building was condemned. We were expecting to walk into a standard lobby, instead the office was a hotel room that smelled of smoke. The furniture was outdated, the bed was the most uncomfortable spring bed we have ever stayed at. We often stay at hotels, and this was by far one of the worst experiences ever... I would never book with this hotel, ever again... We could have stayed at a far better hotel for the price, had we known what we were walking into... the description and pictures of the hotel, the rooms, and furnishing were deceiving. Although clean, I would not recommend this hotel to anyone. Read moreGenuine Expedia guest review

"Excellent Place to stay for a Disney Vacay"
This is a excellent place to stay for a Disney Vacation. The rooms were awesome and we were literally only a few minutes away from the Disney exit. Would definitely stay at again.Genuine Hotels.com guest review
"Convenient location, mediocre remodel"
If you're not extremely high maintenance and have an open mind this hotel is great. Convenient to Disney World and other parks and lots of shopping centers and great restaurants just a couple miles away. The hotel recently remodeled the rooms which are nice. The "full" kitchen is nice to have but lacking some essentials (sponge and soap, large pot-they […] only have a small saucepan in ours which made cooking pasta a pain). Beds were quite uncomfortable though. Overall, I would stay here again and just bring a few utensils I know I'll need. Read moreGenuine Hotels.com guest review
"Nice place, great location needs a little work."
At first we were a bit leery about the appearance of the outside of the building, but once inside we were much more at ease. The 2 bedroom 3 bath suite was larger than most we've stayed in, and nicely decorated. The kitchen was not quite as equipped as we had hoped (we had to ask for a coffee maker, there were only 3 dinner plates and the microwave […] had no plate to rest on the turntable.) Sadly, the more we looked around the less appealing the room was. I kicked one of my shoes under the bed and found an empty liquor bottle under there, I found two empty drink containers in a drawer that had mold in them, two of the three TV's either had no remote or the remote didn't work, one of the phones didn't work, there was new wrapped tp in the bathrooms, but the tissue boxes looked to be hand filled--eww. There was no dishwasher soap or soap and cloth to wash dishes by hand. Part of the reason we had the room we did was because the room we were original assigned already had a family in it--so we got a free upgrade This location has a LOT of potential, but needs a little more effort on the part of the staff. A little more attention to detail and this could be a real gem of a find for an affordable place to spend a vacation in the Kissimee area. Read moreGenuine Expedia guest review

"I would stay here again but not 100% impressed"
When we first arrived everything seemed to be in order. As the week went on several things showed us that these rooms were not as well taken care of as they appeared. The first night we went out on the balcony and after fighting with broken blinds we noticed a lot of dirt and debris that needed serious cleaning. Couldn't walk without shoes. The following […] morning the towel rack fell off the wall. The coffee cup I went to use had a lipstick stain on it. There were some utensils but no spoons or a spatula. We actually purchased one from the dollar store later. When I called the desk for maintenance and a broom they said they would be up within the hour. When we returned that night, nothing. I called again the next morning and again that night no broom but the rack was fixed. Finally I went to the office to get one myself. While at the pool a woman told us of everything broken in her room and the blanket with holes they received when they saw they had no blanket at all. The day before we left while gathering our belongings, a cabinet door fell of the hinges. At this point we could do nothing but laugh. In spite of the poor fixtures, I did enjoy our time there and would stay there again. The comforts of the balcony, jacuzzi tub and kitchen were a welcomed change for us. We saved a ton booking with Expedia and buying groceries instead eating out all week. Read moreGenuine Expedia guest review
"I would definitely stay again!"
The hotel infront of the hotel is true and its scary, but after only 1 night I knew it wasnt a threat. They have been remodeling for quite some time but our entire stay you could hear them working. The staff was incredibly helpful and polite and yes there was only 1 pan and 1 small pot but if you ask the staff they will gladly give you more supplies. […] Including, toiletries and towels. The ease to disney was insane. The rooms were incredibly comfortable. I would DEFINITELY return to this hotel. Read moreGenuine Expedia guest review
Stayed here a few nights ago. Overall satisfied. The positives are its close to disney and in a quiet area. Rooms were fancy suites, big king size bed. Our room was missing shower curtain and had 2 small roaches. The hotel next door looks closed down or under construction. Staff was friendly especial checking in around midnight. No breakfast provided […] but there is a chick fila down the road. Read moreGenuine Hotels.com guest review
The only reason I needed a room was for a place to sleep and shower. The mattress was a step above sleeping on the floor on terms of comfort. And there was mold on the shower curtain. Aside from the location, this hotel was awfulGenuine Hotels.com guest review
This hotel appeared to be under going renovations (or not) there were unoccupied portions that were completely gutted and portions that looked old and abandoned. The room itself was ok. The handle fell off the bathroom door every time we used it. The renovations seemed hastily done. It was clean. The pool was clean, but the pool chairs were mostly broken. The […] worst of the hotel is that it feels like it is dropped in the middle of an apocalypse. Half torn down buildings, abandoned, overgrown. It felt very creepy. I wouldn't feel comfortable walking out of my room at night alone. Best thing is that it's close to Disney. Wouldn't stay there again. Read moreGenuine Hotels.com guest review
"Don't be fooled by the outside"
Upon first driving up I was a bit nervous about what I had gotten myself into but I was VERY pleasantly surprised upon walking into the room. The room was huge with a kitchen, washer and dryer and living room. Everything was spotless. We were only there for one night but I would definitely return for a multi-night stay in the Disney area. We have been to this hotel many times. It is off the main road, so it is nice and quiet. The hotel staff were very nice and helpful. I stayed one night, I love how it was set up, I loved the area we were in and I couldn't ask for a better price. "Great location very close to Disneyworld parks"
At first glance the road into the hotel driveway looks a little rough but liked the rooms once inside. Booked two rooms for family and my parents loved the fact that there were restaurants and grocery stores close by. We were able to prepare breakfast and make sandwiches before heading out to the parks. Location was a little off the main road but very […] quiet and never heard any noise from the other rooms. "Great deal and close to everything!"
If you just keep an open mind this place is a STEAL! It is your own 1 bedroom apt. The decor was warm and inviting. The jacuzzi tub was a welcome treat after a long day on your feet! Although the power button got stuck on, we still enjoyed it. The hotel is across the street from a greenbelt with a creek. We saw an armadillo. Pretty cool if you've never […] seen one. This place is close to a multitude of restaurants and shops. Minutes from any of the parks. Tucked away behind another hotel in the throes of rehab. The staff was pleasant and as long as you realize this is basically like renting a timeshare, they don't clean your room and make your bed and wait on you hand and foot like previous negative reviewers suggested, it's great! Also, I noticed other negative reviews about lack of flatware and such; I wonder how many pieces have been stolen or thrown away? We've stayed at timeshares where many items weren't provided. We know people don't always take care of things as if they were their own. Keep all of that in mind. It was a great deal and we really enjoyed our stay! "Worst mattress ever."
This "luxury resort" at one time was exactly that. Spacious, nice granite counters, etc. The hotel has been renovated on the cheap and basic amenities were non existent. For example, no hair drier, but a plunger in the bathroom. There is no service to your room unless you stay 4-5 nights. The towel rack fell off the wall and we had to share towels. […] There was no soap or detergent to wash dishes so I had to boil water to sanitize dishes before I would use them. They had 2 forks, 2 knives, 2 spoons. Bring paper plates and make believe you are camping. The bed was the worst, ever. I could have counted 100 spring poking me. My husband slept on the couch. If the cost per night would be around $30 or less, then I would say it's an ok hotel, however the current rate is around $65, so I would say it is a rip off.. It is a hotel in restoration but with excellent location and rooms with modern amenities. A large suites with everything a family could need. I recommend it.Genuine Hotels.com guest review
Driving up to the hotel, the first thing you notice is the abandoned ruins of a building to the left as the hotel is part of what was once a bigger hotel. Perhaps it was luxurious then, but now, not so much. Still, it looked clean and when we got into the room, I was happy... until I discovered there were no pillows, no extra blankets, no dish detergent […] (it was a suite with a sink, dishes and washing machine/dryer) or laundry detergent. no sponges or dish rags to wash the dishes with. When I called for pillows, they were only able to find us two even though there were four of us. Luckily my husband had insisted on bringing his own pillows so we were okay. Other than that first night, with someone bringing us the two pillows, noone ever came by to clean or check in on us. We ran out of toilet paper the third morning. We were already leaving that day so we just used kleenex. I don't mind not being checked on so much if we had been provided for in the first place with some extra rolls of toilet paper somewhere. Also, the tvs showed grainy images and not many channels. The only thing I saw fit for my kids to watch was Disney. No Nickelodeon or Cartoon Network. If you're willing to bring what you need with you and are going to be out doing stuff instead of staying in to watch tv, the place isn't so bad. It's quiet and the room was cleanish, though I did find some old chips hiding under the couch when I was cleaning and none of my family ate chips. Read moreGenuine Expedia guest review
"Close to Disney World"
The room was nice, clean and roomy. The bed however was a little too hard and squeaked each time you moved. There also was no coffee maker in the room. It was disappointing to see the buildings on both sides of the hotel closed off with broken windows. "Good location, needs updating"
The hotel is quite old style with doors onto an exterior walkway rather than indoors. The room itself was good sized and well appointed (although the styling and furniture were quite dated). The rooms were clean although there was not any maid service (there was if we had stayed longer) which was not clear when we booked the room. The room looked like […] it had been recently painted, but not done terribly well as there were spots that looked like they had been missed. The cutlery provided in the kitchen was a complete mish-mash of things, but there was enough for what we needed. The biggest problem was the lack of light in the room. It is long and narrow so not a lot of light comes from the windows. There were only a few lights and they all seemed to have dim bulbs and dark old fashioned shades. The location is great (next to Disney) with plenty of restaurants nearby. If they would modernise the furnishings and provide a lot more light, it would be an excellent place to stay. "Great Value! Would stay here again."
After reading some other reviews about this hotel, i was a bit nervous about staying here. However, after staying eight nights here, i was glad we chose Toscana Suites. If you're high maintenance, this might not be the hotel for you. If you can deal with imperfections though, go ahead and book here. Pros: - Very specious. Has bedroom, full kitchen, […] living area, bathroom, and even a washer/dryer. - It's not right in the middle of a busy part of town. Getting to & from the hotel was very easy. Highway access was close. - Can park right in front of the room, so no dragging your luggage a long way to get to your room. - Quick maintenance staff (had a toilet plug early in our trip and fixed it at midnight when we noticed it) - Wired/wireless internet access, with a printer available to print plane tickets. - No daily housekeeping so no worries about the wait staff going through your things or noticing valuables laying around. Cons: - Cosmetically, the hotel could use a little work. Some cabinets were crooked, couple wall hangings missing, coffee table construction was a little loose, closet door off track, etc.. nothing major, but noticeable. - Not right in the thick of things in the area. While its nice keeping away from the busy part of town, you wont be walking anywhere from your hotel. - No laundry/dishwasher detergent provided. - Limited amount of dishes provided. (I think we had 1 pan, 5 plates, 3 cups, maybe 3.5 sets of silverware) Read moreGenuine Expedia guest review
There is a 6 ft barbed wire fence surrounding the property. The building in front of it looks like a ghost village where homeless seek shelter. And it makes you feel imprisoned. "Not as bad as i thought"
After reading all the reviews i was kinda scared but it was not as bad as i thought. We arrived at 4pm and registration was very easy to find as you pulled in. After payment was received we were handed a single room key ( actual key for a door not a magnetic swipe card. ) The suite was located on the second floor and they provide a map to show us where […] it was located and that was it. The overall room was very nice, both my wife and I thought for what we paid. Please be aware if you're booking bring your own pots, pans, silverware, cooking sheets, pot holders, cooking utensils, dish soap, and laundry soap. Very limited pots, pans, and silverware. Toilet paper, paper towels, bath and pool towels were supplied. The condition of the cooking supply's were good. Bedroom and bathroom were in excellent condition, Bed was comfortable. We had the King suite that slept 4 people, two on the king bed and two on the pull out couch. We never went to the pool to see the condition but they do have a pool. "Cheaper is not always better and take heed to the"
When we pulled up, I really felt like a scene out of the movie, national lampoons vacation. I see another review mentioned the abandoned rooms you have to pass to get to the office, they weren't lying. Then the registration office was previously a room with an illuminated "open" sign in the window. We checked in really late and there was a paper sign […] that was taped to the door that said, call Tim, at listed # for late registration. Oooh yeah, I wish I could post the pic of the name of the hotel that was written on a previous sign that had been whited out. The room itself wasn't too bad, no I'm lying. The pics on the website may be the only comforters that they own, because our beds only had blankets and sheets on them. When we requested a comforter, they sent more blankets. Oh yeah, the beds were very, very, very old and uncomfortable. One more thing, how in the world do you offer or advertise a full kitchen and have nothing to cook in. Fortunately we were prepared with a griddle because of where we stayed the previous nights. But there wasn't one pan to cook in. Did I mention that the couch pillows were covered, and they didn't even match the couch. This place was a mess. I paid way too much to stay there. Even if it's$40, reconsider because the beds were sooo uncomfortable you still may not get a good nights rest. I could go on, but I don't have that kind of time. Just take heed to the posted reviews! Don't do it! Read moreGenuine Hotels.com guest review
