My husband and I stayed here during a recent trip to Charleston. This hotel is perfectly situated for exploring downtown. It is right on King Street, which is the main shopping area and walkable to many of Charleston's other attractions such as Waterfront Park, the Market and the Battery. Hotel well located in Charleston - easy walk to shopping district, market, historical areas, Spoleto Festival, restaurants, and water. Elevators are being renovated so some minor inconvenience currently. Ninety year old hotel so air conditioning/heating was not completely controllable. Starbucks right in the building was nice.

No better location in Charleston for Spoleto events - SottileTheater 2 blocks away, easy walk (or bicycle taxi) to Dock Street Theater, great shops all along King Street. Valet parking and front desk especially helpful. I do think they may have cut back on housekeeping: Room was not made up when I returned at 2 p.m. one day, and I had to plead for two […] bars of soap (one at sink, one in shower). Unlike some of the other similarly priced hotels in Downtown Charleston, The Francis Marion is a full service 24-hour facility. It is an historic hotel with a sweeping, grand lobby and rooms that are nicely furnished. Some have commented about the small bathrooms. The on site restaurant had a great breakfast buffet and you can also order from the kitchen. A Starbucks is also located in the hotel. The location is perfect on King Street and you can walk to all of the local restaurants and shops. I enjoyed staying at the Francis Marion. It's a historic hotel in a city of history. The staff was great and very helpful. The only down side was the elevator in the parking garage didn't work and when we shared the information with the desk it was clear they'd been told before.

Stay was great. I only stayed for one night. The plumbing was functional but old. My toilet burped and looked like it was original to the building. The bathroom was like a closet. We have stayed at the francis marion before, so we knew what to expect, this time was even better. Nice size kingsize bed/dual bathroom room. We rented two rooms, one for our visiting mother. Part of Charleston history, this grand old hotel is a better experience than the newer chain hotels. The bath was new, with a very nice shower, but no tub in this room. Otherwise the rooms (having stayed here before I've seen others) are fine, but rather fuddy-duddy in their decor.

It was good but the tv was broken and they never fixed it - they did comp a breakfast and the refrigerator that we rented so I really appreciated that. All in all it was a nice place to stay and very convenient. Warning though: bathrooms are nice but crazy small.

We wanted a spot where we could walk to our destinations, and we couldn't have picked much better. Right across from a beautiful park. Walking distance of countless restaurants and shops. Even walked to the battery and back one night to see the architecture along the way. Staff was proactively helpful and friendly. This is a really beautiful old hotel. The location is within perfect walking distance to wonderful restaurants, lovely shops, and the historic homes within the city. First impression was..."Very Nice!"... upon entrying the lobby. Beyond the lobby, it could use some work. Room was comfortable and had everything we needed but wasn't overly large for a corner room. Price DOESN'T include daily parking or a breakfast of any kind, which was dissappointing. There is a restuarant and Starbucks in the building though but both were expensive and the buffet was cold at 9:30 a.m. at the restuarant. Location was good considering unless you want to bother with parking downtown/Market area you either need to walk or take bike taxis everywhere. It is located on the corner of a college campus and at the edge of the "sketchy" part of town. My only complaint is that upon waking up in the morning I noticed a huge stain on the sheets at the foot of the bed.
