  This is a great little bed and breakfast, centrally-located in Edinburgh. The location is absolutely spectacular, just minutes walk from Old Town and Grassmarket. It is about a 15-minute walk or so to Princes/George Street in New Town—definitely walkable—but frankly, Old Town and Grassmarket are so much better and much closer anyway. Grassmarket/Old Town is where you will find all of the old pubs and beautiful sights. Princes/George Street are extremely overrated, as you will only really find the same retail stores you can find anywhere. Edinburgh as a whole is very walkable, however. What looks like a long distance on your map is not long at all once you get moving. I only took a cab 2 or 3 times over my 5 days stay. The staff at Regis House is very accommodating and friendly. They make you feel at home. The breakfast is a major plus and a great way to start the day. This is a solid 2-star hotel, ideal for travelers who do not wish to spend tons of time in their room, but would rather spend time and money out experiencing the city. The room was comfortable and clean. Not luxurious by any means, but just perfect for a couple of non-touristy travelers or even a family with small kids. Bring your own shampoo/conditioner/soap. Additionally, there is no wifi in Regis House. There is wifi in the sister B&B called Braveheart which is just across the street and it is always open for you to use. It really wasn't that big of a deal.
